Job Description
Overview We are looking for a Purchasing Operations Manager for the estimating, costing and procurement process for production and offsite homes. Your leadership will be instrumental in driving operational excellence through innovative sourcing strategies, robust supplier relationships, and seamless process execution—all while supporting our mission to deliver exceptional semi-custom homes! Responsibilities Collaborate with Design Architects, Sub-Contractors and Field Operations on Design and Process Improvements. Engage in Builder/Contractor negotiations using detailed, organized bid sheets, plans and construction specifications to gather accurate and competitive pricing Distribute and manage bids to multiple vendors with directions to current blueprints and other pertinent information Compare pricing, evaluate for completeness and errors; direct Assistant Purchasing Manager on data entry Budget creation from prevailing bids using Evergreene's proprietary homebuilding system which enables the Sales team to utilize the homebuilding system to select options Provide accurate and timely local supplier contracting based on defined categories and selection criteria (i.e., cost, quality, productivity, service). Generate and distribute Purchase Orders Manage supplier and Sub-contractor performance (i.e., cost, quality, productivity, service). Source new vendors, products and ideas along with vendor comparisons and pricing comparisons. Assist in resolving issues and conflicts related to Trade Partner activities and/or billing, including PO's, selections and field questions. Walk Job sites with Production Manager and manage Permit and Site related Cost on each job. Skills Strong contract negotiation skills with a proven track record in procurement contract negotiation and vendor contract management. Proficient and knowledgeable in the areas of estimating, bidding, budgeting, and negotiating. Strong attention to detail and excellent communication skills. Proven computer skills are essential with ability to quickly learn homebuilding software Possess the ability to develop and maintain Supplier and Sub-Contractor Relationships. Expertise in strategic sourcing, category management, and procurement category management strategies. Excellent project management skills with the ability to lead cross-functional teams and manage multiple priorities efficiently. Analytical mindset with root cause analysis capabilities to identify issues swiftly and implement corrective actions effectively. Residential Construction or adjacent industry experience a plus!
