Assist with startup and handoff meetings; review contracts, scope, estimates, drawings, and specifications. Identify scope gaps and drawing conflicts for review. Read electrical, architectural, mechanical, structural, plumbing, dry utility, landscape, and fire alarm drawings as applicable to assigned projects. Assist with long- and short-term schedules, project milestones, look-ahead activities, and manpower planning with the Senior PM and Superintendent. Create and maintain project folders, meeting notes, tracking logs, assigned action items, and due dates. Obtain and review vendor submittals for Senior PM approval; track approvals, resubmittals, and required responses. Draft RFIs for review, maintain the RFI log, and assist with coordination drawings and field questions. Report potential cost or schedule impacts. Request vendor quotes, prepare comparisons, and assist with material buyout and approved purchasing within assigned authority. Track long-lead equipment, manufacturing, shipping, and delivery dates. Confirm required-on-site dates with the field and promptly report delays. Coordinate project information among the office, Superintendent, Foreman, GC, owner, engineers, vendors, subcontractors, and other trades. Attend assigned project meetings and jobsite visits; follow up on field issues, commitments, and responsible parties. Assist with job-cost analysis, committed-cost reviews, and cost-to-complete forecasts. Identify discrepancies and potential overruns for review. Track potential changes, collect labor and material costs, prepare change-order pricing and documentation for review, and maintain the change-order log. Assist with monthly billing, percentage-complete assessments, and billing projections; track approved and pending change orders. Assist with quality-control reviews against drawings and specifications; track punch-list items, corrections, and completion documentation. Assist with closeout meetings, final inspections, as-builts, O&M manuals, warranties, test reports, final change orders, and billing documentation. Draft professional correspondence and keep the Senior PM informed of significant cost, schedule, manpower, design, quality, and customer issues. Perform assigned responsibilities with increasing independence as competency is demonstrated; obtain approval before making major project commitments. Qualifications/ Skills Analyzing Information. Days and hours of work are Monday through Friday.
