Projects range from smaller urban developments to 200-480+ unit multifamily communities and may include podium, affordable housing, modular/prefabricated construction, and complex ground-up developments. The ideal candidate has strong ground-up multifamily experience, with podium construction strongly preferred, and can take full ownership of project budgets, schedules, subcontractor management, procurement, and overall financial performance. Key Responsibilities Manage ground-up multifamily construction projects from preconstruction through final closeout Develop and maintain project budgets, schedules, forecasts, and cost reports Lead subcontractor procurement, buyout, contract negotiations, and scope coordination Manage RFIs, submittals, change orders, pay applications, and project documentation Coordinate closely with Superintendents to maintain field production and project schedules Manage podium, concrete, framing, building envelope, MEP, interiors, and finish scopes Track job costs, committed costs, billing, forecasting, and overall project profitability Lead owner, architect, engineer, consultant, and subcontractor meetings Review drawings, specifications, contracts, and scopes of work for constructability and coordination issues Manage procurement and tracking of long-lead materials and equipment Identify schedule, cost, and construction risks and implement solutions before they impact the project Coordinate with design, manufacturing, field, and ownership teams throughout project delivery Support value engineering, constructability reviews, and preconstruction planning Oversee punch lists, turnover documentation, warranties, and final project closeout Maintain strong relationships with owners, consultants, subcontractors, and project stakeholders Requirements 5-10+ years of Project Management experience with a general contractor, developer-builder, or multifamily contractor Ground-up multifamily construction experience required Podium construction experience strongly preferred Experience managing apartments, condominiums, affordable housing, or other large multifamily residential developments Experience managing projects from preconstruction through final turnover Strong understanding of concrete, podium, framing, MEP, building envelope, interiors, and finishes Strong experience with subcontractor buyout, contracts, budgeting, forecasting, and cost control Ability to read and interpret architectural, structural, civil, and MEP drawings Proven ability to manage project schedules and coordinate closely with field leadership Strong understanding of project financials, change management, and cost-to-complete forecasting Strong leadership, communication, negotiation, and problem-solving skills Preferred Experience Large-scale 200+ unit multifamily developments Podium and urban multifamily construction Ground-up apartment communities Modular or prefabricated multifamily construction Affordable and workforce housing Multifamily renovations and repositioning projects Experience managing multiple projects or large, complex project scopes Compensation & Benefits Competitive salary based on experience Performance-based bonus potential Medical, dental, and vision insurance 401(k) Paid holidays and PTO Long-term career growth Strong pipeline of large-scale multifamily developments Opportunity to work within an integrated development, design, manufacturing, and construction organization
