• 115,000 base + performance bonus About Us We are a growing real estate development, investment and construction company based in Kannapolis, NC.

We acquire, develop, build and operate commercial and mixed-use properties throughout the greater Charlotte region. The Role This is an owner/developer-side position . We build for our own portfolio, not for third-party clients. You will manage commercial projects, generally $1M

• 4M , from preconstruction through closeout .

This is a hands-on role, not a desk-only position . You will be onsite during active construction , manage subcontractors directly, and be accountable for schedule, budget, quality and communication . Responsibilities Preconstruction & Planning Develop master schedules and weekly two-week look-aheads Solicit and analyze bids; negotiate subcontractor and vendor pricing Manage procurement and material lead times Budget & Cost Control Manage budgets, commitments and cost-to-complete forecasts Identify, document and manage change orders Field Execution Maintain a strong onsite presence during active projects Hold subcontractors accountable for schedule, quality and completion Plan around weather, permitting, inspection and material delays Maintain NC Building Code compliance, a high first-pass inspection rate and OSHA safety practices Coordination & Closeout Coordinate architects, engineers, consultants, subcontractors and suppliers Work with municipalities on permits, inspections and approvals Manage punch lists, certificates of occupancy and closeout Reporting Report weekly to ownership on schedule, budget, risks, decisions needed and upcoming milestones Portfolio Projects Manage smaller renovations and capital projects across our portfolio when major projects don't need full-time onsite attention Qualifications 5+ years of commercial construction experience , including projects you managed directly Ground-up commercial experience Experience with subcontractor management, bidding, scheduling, job costing, plan/spec review, change orders, permitting, inspections and closeout Procore, Smartsheet, Buildertrend, Microsoft Project or similar preferred Superintendents or APMs already performing PM duties are encouraged to apply We're looking for someone who communicates constantly, identifies problems early, and brings solutions, not surprises. Compensation & Benefits $90,000

• 115,000 base , depending on experience Performance bonus tied to schedule, final project cost, inspection performance and closeout Company vehicle or vehicle allowance, fuel allowance, phone, PTO, and health insurance or stipend To Apply Please include a project you managed as PM, its contract value, and whether it finished on schedule and on budget.
