Job Description

Ross Development is seeking an experienced Construction & Development Project Manager to oversee construction, development, redevelopment, tenant build-outs, and capital improvement projects across the company's commercial and multifamily portfolio. This is a hands-on project management position focused on the construction and development side of the business. The Project Manager will work independently to coordinate projects from initial planning and budgeting through construction and completion, while working alongside the Property Manager and Leasing team when projects involve tenant requirements, leasing activity, property operations, or other areas of coordination. The ideal candidate has strong commercial construction experience and understands how to evaluate a space, develop a project scope, coordinate design professionals and contractors, work with municipalities, and manage a project through completion. Key Responsibilities Construction & Project Management Independently oversee construction and development projects from initial concept through completion. Manage commercial tenant build-outs, landlord work, renovations, redevelopment projects, and capital improvements. Coordinate contractors, subcontractors, architects, engineers, consultants, vendors, and other project professionals. Develop project scopes, budgets, schedules, and anticipated timelines. Solicit and review contractor proposals, estimates, bids, and change orders. Monitor construction costs and identify potential budget or scope issues. Review invoices, pay applications, change orders, and project documentation. Conduct regular site visits to monitor progress, quality, schedule, and compliance with approved plans and scope. Identify construction issues and coordinate appropriate solutions. Maintain project schedules and provide regular updates to ownership. Tenant Build-Outs & Leasing Support Work alongside the Property Manager and Leasing team as applicable on prospective and existing tenant projects. Review tenant space requirements and help determine the feasibility and anticipated cost of proposed build-outs. Assist with preliminary space planning, site layouts, construction scopes, and landlord work requirements. Review and understand tenant improvement allowances, landlord work obligations, construction costs, and project budgets. Coordinate with prospective tenants, brokers, architects, engineers, and contractors during the planning and construction process. Help evaluate whether a prospective tenant's proposed use or improvements are physically and financially feasible. Oversee approved landlord work and coordinate tenant construction activities through completion. Translate lease and negotiated construction obligations into practical project scopes and deliverables. Development & Municipal Coordination Work directly with architects, engineers, municipalities, utility providers, contractors, and other professionals on development projects. Coordinate with cities and other governmental agencies regarding zoning, permitting, site plans, inspections, utilities, and construction requirements. Assist with redevelopment and new-development projects, including site planning, building layouts, additions, renovations, and infrastructure improvements. Review architectural, civil, site, and construction plans and coordinate revisions as needed. Assist with preliminary due diligence and feasibility assessments for potential development opportunities. Coordinate the various parties necessary to move projects from concept and planning through construction. Multifamily Construction Provide construction oversight for multifamily development and renovation projects. Conduct bi-weekly construction inspections at the Columbus apartment development to monitor progress, identify issues, and communicate project updates. Coordinate with the development team, general contractor, architects, engineers, and other project professionals throughout construction. Track construction progress against project schedules and identify items requiring attention. Visit other Ross Development properties and project sites as needed based on active construction and development activity. Collaboration with Property Management & Leasing The Project Manager will not be responsible for day-to-day property management, tenant work orders, routine property operations, or leasing responsibilities. The position will work alongside the Property Manager and Leasing team when projects overlap with their responsibilities. This may include coordinating tenant build-outs, reviewing proposed improvements, addressing construction-related tenant needs, providing construction input during leasing discussions, and coordinating project timing around property operations. The Project Manager will otherwise have independent responsibility for managing assigned construction and development projects. Qualifications 5+ years of experience in commercial construction, construction management, real estate development, or a related field preferred. Strong experience with commercial construction and tenant build-outs. Experience managing contractors and coordinating architects, engineers, and other consultants. Ability to read and understand architectural, civil, site, and construction drawings. Strong understanding of construction estimating, budgeting, scheduling, and project costs. Familiarity with tenant improvement allowances and landlord construction obligations. Experience working with municipalities, permitting departments, and building departments. Strong understanding of construction sequencing and project coordination. Ability to independently manage multiple projects and deadlines. Strong communication, organization, and problem-solving skills. Proficiency with Microsoft Office, particularly Excel. Ability to regularly travel between properties and active construction sites. Bachelor's degree in construction management, engineering, architecture, real estate, or related field preferred, but relevant construction experience may substitute. Ideal Candidate The ideal candidate is someone who can walk into a vacant space, development site, or existing property and understand what needs to happen to turn the concept into a completed project. They should be comfortable developing a scope, reviewing plans, estimating costs, coordinating professionals, working with municipalities, managing contractors, inspecting construction, and communicating directly with ownership. This person should be able to operate independently while working collaboratively with the Property Manager, Leasing team, and ownership when their respective areas overlap. This is a construction and development position, not a traditional property management position.
