Job Description

Position Summary We are seeking an organized, detail-oriented, and dependable Property Manager to oversee day-to-day residential property management operations and lead administrative functions related to billing, invoicing, and account reconciliations. In this role, you will act as the primary liaison between tenants, vendors, and ownership, ensuring that properties are well-maintained, tenants are satisfied, and financial records remain accurate and up-to-date.
Key Responsibilities Financial Management, Billing & Invoices Rent & Fee Collection:
Process monthly residential rent payments, utility chargebacks, and late fees; issue monthly tenant billing statements. Accounts Payable (AP): Review, code, and enter incoming vendor invoices (contractors, maintenance, utilities, legal fees); verify accuracy against work orders and contracts before submitting for payment. Accounts Receivable (AR): Monitor tenant ledgers, track outstanding balances, send payment reminders, and manage collections in accordance with lease terms and local laws.
Financial Reporting & Reconciliations:
Prepare monthly financial summaries, variance reports, and delinquency statements for property owners/management. Move-In /
Move-Out Accounting:
Calculate security deposit refunds or deductions, itemize damages, and issue disposition notices within statutory timelines. Office Administration & Operational Support Maintain accurate tenant files, lease agreements, insurance certificates, and vendor compliance documents in both digital and physical archives. Manage incoming property inquiries, tenant correspondence, and administrative communications professionally and promptly. Assist in drafting lease contracts, lease renewals, addendums, and formal legal notices (e.g., pay-or-quit notices, lease violations). Track lease expirations and coordinate timely lease renewal notices. Tenant Relations & Property Operations Serve as the main point of contact for residential tenant inquiries, complaints, and general assistance. Receive and log tenant maintenance requests, dispatch appropriate maintenance staff or third-party contractors, and verify work completion. Conduct periodic property inspections, move-in/move-out walkthroughs, and ensure vacant units are prepped for turnover. Coordinate with utility providers for meter reads, service transfers, and common-area account management.
Qualifications & Skills Experience:
2-4 years of experience in residential property management with a proven track record in office administration and basic bookkeeping/billing.
Software Proficiency:
Strong hands-on experience with property management accounting software (e.g., AppFolio, Yardi, RealPage, Buildium, or QuickBooks) and Microsoft Office Suite (Excel, Word, Outlook).
Financial Acumen:
Solid understanding of basic accounting principles (AR/AP, ledger balancing, financial reconciliations, invoicing).
Communication:
Excellent written and verbal communication skills; ability to communicate firmly yet diplomatically with tenants and vendors.
Organization:
High attention to detail, strong problem-solving skills, and the ability to prioritize tasks in a fast-paced environment.
Education:
High School Diploma or equivalent required; Associate's or Bachelor's degree in Business, Accounting, or Real Estate Management preferred.
Pay:
$20.00 - $30.00 per hour Expected hours: 40.0 per week
