Description We are looking for an Onsite Property Manager to support day-to-day operations at a property in California. This is a contract position scheduled for approximately 2 hours per day, ideal for someone who can work independently while maintaining strong tenant and property oversight. The role requires a practical background in both residential and commercial property management, with attention to compliance, service quality, and consistent on-site presence.
Responsibilities:
Oversee daily on-site property activities and ensure the building and surrounding areas are maintained in a detail-oriented, safe, and orderly condition.
Serve as the primary point of contact for tenants, residents, vendors, and service providers, responding promptly to routine questions and operational concerns.
Coordinate maintenance requests, monitor completion of repairs, and follow up to confirm work meets expected standards.
Conduct regular walkthroughs to identify property issues, document observations, and address concerns before they escalate.
Support leasing and occupancy-related functions by assisting with unit or space readiness, resident communication, and general property administration.
Maintain organized records related to property operations, vendor activity, and compliance requirements, including documentation connected to HUD-guided processes when applicable.
Work with ownership or management partners to track on-site needs, prioritize tasks, and help ensure smooth daily operations within the assigned schedule. Requirements
Prior experience managing residential, commercial, or mixed-use properties in an on-site capacity.
Working knowledge of general property operations, tenant relations, maintenance coordination, and vendor oversight.
Familiarity with HUD-related guidelines or experience supporting regulated housing environments is preferred.
Strong organizational skills with the ability to manage responsibilities effectively within a part-time daily schedule.
Clear written and verbal communication skills for interacting with tenants, contractors, and management teams.
Ability to identify operational issues, take initiative, and follow through on resolutions with minimal supervision.
Proficiency with standard administrative tasks such as documentation, scheduling, and maintaining accurate property records.
