About the Role As an Assistant Property Manager - Vacation Rental Operations , you will support the day-to-day operations of AvantStay's vacation rental portfolio across the Sonoma market. You'll work closely with the Area Manager and local operations team to make sure our homes are guest-ready, issues are resolved quickly, and our owners and guests receive a high level of service. This is a hands-on, field-based role. You'll spend significant time visiting properties, conducting inspections, coordinating maintenance and housekeeping, managing inventory, resolving guest and homeowner concerns, and helping keep the overall market running smoothly. This position requires close proximity to the market and frequent travel between properties. You must reside within a reasonable driving distance of our vacation rental properties in the Sonoma / Santa Rosa area. What You'll Do Support the Area Manager with the day-to-day operation of AvantStay's vacation rental portfolio across the Sonoma market. Help oversee property readiness and ensure homes consistently meet AvantStay's standards for cleanliness, maintenance, presentation, and guest experience. Conduct regular property inspections and proactively identify maintenance, housekeeping, inventory, safety, or quality issues. Coordinate with housekeeping, maintenance technicians, vendors, and other local team members to make sure issues are resolved quickly and correctly. Monitor guest and homeowner issues from identification through resolution, ensuring problems are addressed within expected service levels. Respond to guest and homeowner concerns through phone, email, text, Slack, and internal support systems. Serve as a reliable local point of contact for homeowners and help coordinate communication between property owners and AvantStay's internal teams. Support AvantStay's owner satisfaction goals by providing responsive, thoughtful service and helping resolve property-level concerns. Maintain appropriate inventory levels for linens, consumables, guest supplies, and other operating materials across the market. Troubleshoot common property issues, including Wi-Fi, televisions, smart-home technology, appliances, HVAC, locks, and other basic operational problems. Coordinate or assist with routine property tasks when necessary, including changing light bulbs, moving small furniture, replacing batteries, adjusting thermostats, or addressing other minor property needs. Help train, coach, and support other local field operations team members. Exercise independent judgment to identify operational or quality concerns and take appropriate action to resolve them. Help organize and prioritize daily field operations across multiple properties. Step in as a market leader when the Area Manager or other senior market leaders are unavailable. Frequently travel between vacation rental properties throughout the designated market. Participate in a rotating after-hours on-call schedule to support urgent guest and property issues. What We're Looking For 2+ years of experience in hospitality, property management, vacation rentals, hotel operations, customer service, or another customer-facing operational role. Vacation rental or short-term rental experience is strongly preferred. Experience coordinating housekeeping, maintenance, vendors, or property operations is a plus. Strong problem-solving skills and the ability to independently assess situations and determine the appropriate next step. High attention to detail and a strong sense of property quality and presentation. Excellent communication skills and the ability to work effectively with guests, homeowners, vendors, and internal teams. Strong organizational and time-management skills, including the ability to prioritize competing issues across multiple properties. Comfort working in a fast-paced environment where priorities can change quickly. Ability to use basic business software, including Microsoft Office or Google Workspace. Experience with Salesforce or property-management systems is a plus. Reliable transportation and a valid driver's license. Ability and willingness to frequently drive between properties throughout the Sonoma market. Ability to work a flexible schedule based on business needs, including some weekends and holidays. Ability to participate in a rotating after-hours on-call schedule. Ability to spend significant portions of the workday standing, walking, driving, and moving throughout residential properties. Ability to regularly bend, squat, kneel, climb stairs, carry items, reach, and occasionally lift more than 25 pounds. Most importantly, a willingness to be hands-on. This is an in-market operations role, and sometimes solving the problem yourself is the fastest way to take care of a guest or homeowner.
