Job Overview We are seeking a dynamic and highly skilled Estate Property Manager to oversee the daily operations and maintenance of private residential homes. This role requires a proactive leader with strong management capabilities, mechanical and electrical knowledge, and a passion for ensuring safety, efficiency, and optimal performance of home systems. As an Estate Property Manager, you will coordinate maintenance teams, manage vendor relationships, and ensure compliance with safety regulations to create a safe, functional, and well-maintained environment for residents and staff alike. Duties & Responsibilities
Estate Property Manager will manage subcontractor crews on the clients' properties.
Ensure all vendors' work is completed promptly, reasonably, and neatly.
Must enforce all property rules and regulations by security, management, or the client and meet all household standards.
Perform rigorous site walkthroughs to identify any active or potential issues; perform minor repairs as necessary that may include: basic home repairs, HVAC, landscaping, electrical systems, audio/visual systems, and cleaning specific areas. Responsible for escalating repairs to third party vendors as necessary.
Must follow up on any repairs or maintenance issues found during property checks and decide whether to escalate to a third-party vendor. Regular updates should be conveyed to the Service Manager.
Serve as a client representative when meeting with third-party vendors on-site. This does not limit themself to maintenance, repair, delivery, or installation vendors, but may include them.
Routinely update Service Manager on status of properties and projects.
Keep daily logs that report repairs completed and vendors present at the properties.
Interact daily or weekly with the client's staff to manage specific service maintenance requests. These requests can come from the client or the client's staff, including butlers, chefs, landscaping crews, or security teams.
40-55-hour work week.
Supervisor's start time is 7:30 AM or earlier if needed.
Be scheduled for weekly "on-call" situations on a rotating basis. Compensation is given for these instances.
Negotiate and approve vendor contracts and agreements.
Code and approve vendor invoices weekly. Requirements
Knowledge of the following residential systems: Not limited to, but may include electrical, plumbing, HVAC, security systems, and audio/visual systems, basic carpentry and hardware
Basic knowledge of home construction.
Computer experience with Microsoft Outlook, Excel, Word, and Google Docs.
Manage and work well with others.
Be punctual, dependable, polite, and professional with all clients.
Keep a tidy appearance, have neat work habits, be motivated, energetic, and detail-oriented.
