An established and highly respected owner-operator is seeking a seasoned Affordable Housing Property Manager to lead one of its long-standing communities in western Palm Beach County. This is an immediate opportunity for a confident, knowledgeable leader who understands the complexity of HUD Section 8, LIHTC, layered financing, and voucher-based housing — and who can bring structure, accountability, and stability to a community that needs strong leadership. This affordable property includes Section 8, multiple voucher programs, and LIHTC compliance. It is one of the company's oldest assets and has experienced several management transitions over the past few years. The surrounding area can be unpredictable, and while on-site security concerns are under control, this role requires a steady, firm, and experienced manager who can lead both staff and residents with professionalism and authority. It requires:

Key Responsibilities Operations & Compliance Oversee all day-to-day operations of the 140+ unit community Ensure full compliance with HUD, LIHTC, Section 8, and other voucher programs Conduct weekly, monthly, and quarterly inspections (including QA reviews) Interpret and enforce lease agreements, regulatory agreements, and tenant rules Maintain accurate documentation and incident reporting Manage building security protocols and safety programs Financial Management Prepare, analyze, and manage monthly and annual budgets Monitor operating expenses and explain budget variances Oversee rent collections and delinquency procedures Participate in annual operating budget preparation Evaluate existing contracts and negotiate vendor pricing Communicate financial performance clearly to ownership and upper management Leadership & Staff Development Interview, hire, train, and supervise all on-site staff Provide structure, coaching, and accountability to the team Manage performance expectations and uphold company standards Lead emergency response coordination (24/7 oversight responsibility) Resident & Vendor Relations Maintain professional, firm, and respectful communication with residents Work collaboratively with leasing staff to maintain occupancy and retention Coordinate with maintenance teams on repairs and building systems Communicate effectively with vendors, contractors, and regulatory agencies
Qualifications Required:
5+ years of Property Management experience with direct oversight of: HUD Section 8 LIHTC (Low-Income Housing Tax Credit) Layered affordable housing programs Multiple voucher types High school diploma or GED required; Bachelor's degree preferred Strong working knowledge of federal, state, and local housing regulations Demonstrated experience managing properties in challenging or high-demand environments Proven financial and budgeting proficiency Core Competencies Strong, decisive leadership style Ability to manage difficult or high-conflict resident situations High attention to compliance detail Financial literacy and analytical ability Clear, professional written and verbal communication Problem-solving mindset with the ability to manage multiple variables Ability to maintain consistency and structure in complex environments Why This Role Matters This community needs stability, leadership, and experience.
