We're seeking an experienced, driven, and highly organized Property Manager to lead operations at The Pynes Apartments in Austell, GA . This is an exciting opportunity for a seasoned multifamily professional with lease-up experience and a strong background in capital improvement (CapEx) project management . The ideal candidate will be responsible for driving occupancy, overseeing major property improvements, managing vendor relationships, and delivering an exceptional resident experience while leading the property's day-to-day operations. Key Responsibilities Lead all daily property operations, including leasing, renewals, resident relations, and financial performance. Execute and manage lease-up strategies to achieve occupancy goals. Oversee capital improvement (CapEx) projects, including vendor selection, scheduling, quality control, and project completion. Manage vendor relationships and ensure work is completed on time, within budget, and to company standards. Coordinate unit turns and maintenance operations with the maintenance team. Monitor leasing traffic through AppFolio, Zillow, Zumper, Facebook Marketplace, and other marketing platforms. Ensure lease files remain accurate, complete, and compliant. Monitor rent collections and delinquencies and enforce company policies. Prepare reports, budgets, and operational updates for ownership and leadership. Maintain high resident satisfaction through responsive communication and proactive property management. Qualifications Minimum 5 years of residential multifamily property management experience . Proven lease-up experience with demonstrated success increasing occupancy. Experience managing capital improvement (CapEx) projects and overseeing outside vendors. Experience with AppFolio or similar property management software. Strong leadership, organization, and problem-solving skills. Excellent communication and customer service abilities. Bilingual (English/Spanish)
REQUIRED.
Ability to manage multiple priorities in a fast-paced environment.
Compensation & Benefits Salary:
