Affordable Housing Property Manager Red Bird Capital Bettendorf, IA Job Details Part-time From $20 an hour 1 day ago Benefits Flexible schedule Qualifications Contract management Experience working with individuals with disabilities Filing Records management Property management company experience Organizational skills Stakeholder relationship building Full Job Description We are seeking a motivated, organized, and resident-focused Property Manager to oversee the daily operations of a HUD-assisted affordable housing community serving seniors and individuals with disabilities. The Property Manager will be responsible for the overall success of the property, including occupancy, collections, resident relations, property appearance, financial performance, and regulatory compliance. The ideal candidate is a hands-on leader who takes pride in creating a safe, welcoming, and well-maintained community while ensuring the property operates in accordance with HUD, federal, state, and local requirements. Key Responsibilities Oversee all day-to-day operations of the property and ensure the community operates efficiently and effectively. Maximize and maintain occupancy, collections, resident retention, property appearance, and compliance. Maintain a visible, professional, and approachable presence within the community. Establish and maintain positive relationships with residents, families, vendors, staff, and other stakeholders. Respond to resident concerns and work proactively to resolve issues while maintaining professionalism and appropriate boundaries. Manage leasing, move-ins, move-outs, recertifications, rent changes, resident files, and other property management functions. Monitor and follow up on delinquencies, collections, lease enforcement, and payment arrangements. Ensure accurate and timely completion of HUD-required documentation, certifications, reports, and deadlines. Maintain compliance with HUD, Section 8, Fair Housing, applicable state and local regulations, and property-specific requirements. Monitor the physical condition, cleanliness, safety, and curb appeal of the property. Coordinate maintenance, inspections, work orders, vendors, and capital improvement projects as needed. Maintain accurate property records and utilize property management software, HUD systems, and Microsoft Office applications. Work closely with ownership, management, compliance, maintenance, and other team members to achieve property goals. Assist with inspections, audits, contract requirements, and corrective actions when necessary. Promote a positive community environment while maintaining appropriate policies, procedures, and lease requirements. Meet established deadlines and maintain accurate, organized, and compliant resident and property records. Qualifications Previous property management experience required. Experience with HUD, Section 8, and/or LIHTC strongly preferred; training may be available for the right candidate. Experience working with seniors and/or individuals with disabilities preferred. Strong understanding of resident relations, leasing, collections, occupancy, and property operations. Excellent organizational skills with the ability to manage multiple priorities and meet deadlines. Strong written and verbal communication skills. Professional, dependable, and positive attitude. Strong leadership and problem-solving abilities. Ability to work independently while collaborating effectively with a broader management team. Proficiency with Microsoft Office and property management software. Familiarity with HUD systems and affordable housing regulations preferred. Ability to understand and follow federal, state, and local housing requirements. Commitment to Fair Housing and equal opportunity housing practices.
