Property Manager - Job Description Role Summary We are seeking a Property Manager responsible for overseeing day-to-day operations, tenant relationships, financial performance, and asset preservation across a portfolio of properties. This role is accountable for maximizing NOI, maintaining occupancy, controlling costs, and enforcing strong operational controls. Key Responsibilities Financial Performance (Primary Focus) Manage and improve Net Operating Income (NOI) across all assigned properties Oversee rent collections, delinquency management, and lease enforcement Manage annual budgets and monthly forecasts Monitor actual vs. budget performance and explain variances Identify opportunities to: Increase revenue (rent optimization, fees) Reduce expenses (vendor renegotiation, efficiency) Tenant & Lease Management

• Tenant Screening

• Showings Oversee tenant onboarding, renewals, and terminations Maintain strong tenant relationships while enforcing lease terms strictly Handle escalations, disputes, and collections issues Ensure high occupancy rates and tenant retention Operations & Maintenance Manage property maintenance, repairs, and vendor relationships Work with Maintenance Tech to complete projects. Some onsite assistance with deliveries Ability to lift 60 pounds Knowledge of proper lifting techniques Ensure properties are: Safe Compliant Well-maintained Approve and track work orders and capital expenditures. Implement preventative maintenance programs Qualifications Required 3-7+ years property management experience Experience managing multiple properties or units Strong understanding of: Lease agreements Property financials (NOI, CapEx vs OpEx) Vendor management Preferred Real estate license (strong plus) Experience with property management software like Buildium. Exposure to multi-entity ownership structures

Pay:

$25.00 - $28.00 per hour
