Job Description

Job Overview SKY Property Management currently manages over 4,500 multi-family and single-family homes in Kentucky and Tennessee. We are seeking a skilled, hard-working individual who thrives in a team environment to join our team. Qualifications Strong verbal and written communication skills Ability to interact professionally with clients and team members Experience working in an office setting Great attention to detail Ability to work independently with minimal supervision Computer efficiency Previous Property Management experience required Responsibilities Supervise, coach, and support Administrative and Leasing staff, including performance reviews, training, goal setting, and accountability. Assist with staffing and scheduling support for Leasing and Administrative teams. Oversee daily operations and leasing activity for an assigned regional property portfolio. Provide leadership and support throughout the leasing cycle, including lead management, prospect follow-up, showings, applications, screening, approvals, lease preparation, renewals, move-ins, move-outs, and unit readiness. Monitor leasing performance, including lead volume, conversion rates, applications, occupancy, availability, renewal rates, days on market, and leasing velocity; identify opportunities for improvement and implement strategies to increase performance. Review and countersign leases prepared by staff, ensuring accuracy, completeness, and compliance with company policies. Monitor and improve leasing processes, procedures, and workflows to create consistency and efficiency across the portfolio. Support pricing and availability strategies by monitoring market conditions, rental rates, concessions, competitor activity, and property performance. Oversee marketing and leasing initiatives designed to generate qualified traffic, improve lead conversion, maintain occupancy, and support resident retention. Resolve escalated applicant and tenant concerns, including complex leasing, move-in, renewal, and resident relations matters. Ensure compliance with company policies, Fair Housing requirements, and all applicable federal, state, and local laws and regulations throughout the leasing and property management process. Oversee occupancy, renewals, move-ins, move-outs, unit turns, and overall leasing pipeline to support portfolio performance and minimize vacancy loss. Standardize leasing and operational processes across the portfolio and identify opportunities to improve efficiency, communication, and customer experience. Track property performance trends and recommend strategies to improve occupancy, revenue, resident retention, and expense control. Participate in portfolio, asset, and performance reviews, including developing and monitoring action plans for underperforming properties. Serve as a liaison between tenants, owners, leasing teams, contractors, and internal departments to resolve specialized or escalated issues. Monitor delinquency processes, legal coordination, payment discrepancies, and eviction matters, including court attendance as needed. Manage daily accounting functions, including receivables, payables, reconciliations, and financial records. Process vendor invoices, match to purchase orders, and ensure timely and accurate payment. Participate in emergency preparedness planning and assist with response coordination as needed. Complete special projects and other duties as assigned by Executive Management.
