About the Opportunity We are seeking an experienced Property Manager to oversee operations for a Central Maine commercial portfolio. This role is responsible for day-to-day property operations, tenant relations, leasing coordination, financial oversight, and vendor management. About

Key Responsibilities Tenant Relations:
  • Address tenant inquiries, concerns, and maintenance requests promptly.
  • Coordinate and manage tenant improvement and construction projects.
Property Maintenance and Repairs:
  • Oversee routine maintenance and repairs to ensure the property is well-maintained.
  • Hire and supervise contractors for larger projects.
  • Develop and implement preventative maintenance plans.
  • Ensure compliance with safety and building codes.
Property Inspections:
  • Conduct regular property inspections to identify issues or needed repairs.
  • Ensure the property is in compliance with lease agreements.
Vendor and Contractor Management:
  • Hire and supervise third-party vendors, contractors, and service providers.
  • Obtain competitive bids for services and oversee vendor contracts.
  • Approve vendor bills
Financial Management:
  • Set and manage property budgets.
  • Oversee rent and other payments from tenants.
  • Monitor expenses and seek cost-effective solutions.
  • Perform annual CAM reconciliation Qualifications
  • 3-5+ years of commercial property management experience preferred.
  • Strong understanding of commercial leases, tenant relations, and property operations.
  • Excellent organizational, communication, and problem-solving skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Proficiency in Microsoft Office and property management software.
