Position Summary The Property Manager is responsible for the overall operations, financial performance, resident satisfaction, and team leadership of a 250-unit apartment community. This is a hands-on leadership role requiring active daily involvement in operations, team supervision, leasing strategy, resident relations, and property walks. The ideal candidate leads from the front, maintains a visible onsite presence, and ensures standards are upheld at every level. Key Responsibilities Hands-On Operational Leadership Maintain an active, daily presence throughout the property, including regular unit, amenity, and curb appeal inspections. Work directly alongside leasing and maintenance teams to ensure operational excellence. Step in as needed to support leasing traffic, resident concerns, and operational challenges. Ensure luxury standards are consistently maintained through proactive oversight. Financial & Asset Management Prepare and manage annual operating budgets and monthly forecasts. Actively monitor financial performance and implement strategies to improve NOI. Review rent rolls, delinquency reports, occupancy trends, and expense variances. Personally oversee rent collections and delinquency management processes. Leasing & Revenue Management Lead leasing strategy with direct involvement in pricing, renewals, and marketing efforts. Monitor daily leasing performance and hold team accountable to goals. Analyze market data and competitor trends to drive occupancy and rental growth. Maintain strong online reputation management and resident satisfaction scores. Team Leadership & Development Recruit, train, and mentor onsite staff. Conduct regular team meetings and performance evaluations. Foster a culture of accountability, urgency, and hospitality. Lead by example with strong work ethic and professionalism. Resident Experience Personally handle escalated resident issues and ensure swift resolution. Maintain strong visibility and accessibility to residents. Oversee resident engagement events and community-building initiatives. Maintenance & Vendor Oversight Partner closely with Maintenance Supervisor to ensure timely work order completion and quality unit turns. Conduct inspections of completed work and vacant units. Oversee capital improvements and vendor performance with hands-on oversight. Compliance & Risk Management Ensure strict adherence to Fair Housing and regulatory requirements. Maintain organized, audit-ready files and documentation. Monitor safety procedures and risk mitigation practices. Qualifications 3+ years of multifamily property management experience. Experience managing large-scale communities. Proven ability to lead in a high-volume, fast-paced environment. Strong financial acumen and revenue management experience. Highly organized, proactive, and operationally driven. Comfortable taking initiative and being directly involved in daily property operations.

Pay:

$60,000.00 - $65,000.00 per year
