We are looking for a hands-on Commercial Property Manager to take ownership of the day-to-day operations, financial performance, tenant relationships, and physical condition of our properties. This is an owner-side position with significant autonomy and the opportunity to grow alongside the portfolio. The ideal candidate is not simply an administrator. We are looking for an operator who takes ownership of properties, identifies problems before they become expensive, develops strong relationships with tenants and vendors, and continually looks for opportunities to improve property-level NOI and asset value. Responsibilities- Property Operations Oversee day-to-day operations across a growing commercial real estate portfolio Conduct regular property inspections and maintain high standards for appearance, maintenance, safety, and tenant experience Coordinate repairs and preventative maintenance Manage HVAC, roofing, plumbing, electrical, landscaping, snow removal, parking lots, signage and other property-level needs Solicit competitive bids and negotiate vendor contracts Build and maintain a reliable network of local contractors and service providers Develop preventative maintenance schedules for major building systems Respond to tenant and property emergencies when necessary Tenant Management Serve as the primary point of contact for commercial tenants Build strong relationships with tenants and proactively address issues Manage rent collection and follow up on delinquent accounts Track lease expirations, renewal options, rent increases and other critical dates Coordinate tenant move-ins and move-outs Assist ownership with tenant renewals and lease negotiations Work with leasing brokers and ownership on vacancies and new tenants Financial Management Prepare annual property operating budgets Review monthly property-level financial statements Monitor actual expenses against budget Identify opportunities to reduce operating expenses and increase NOI Review property invoices and approve appropriate expenditures Manage CAM/NNN billing and annual reconciliations Track tenant receivables and collections Provide ownership with concise monthly property performance reporting Lease Administration Maintain accurate lease abstracts and critical-date schedules Understand tenant and landlord responsibilities under each lease Track renewals, options, escalations, insurance requirements and other lease obligations Ensure appropriate expenses are being recovered from tenants Coordinate with legal counsel when necessary Capital Projects Identify upcoming capital requirements before they become emergencies Develop annual and multi-year capital plans Obtain and compare contractor bids Manage projects from bidding through completion Monitor project budgets, timelines and quality Asset Management Support As the portfolio grows, this position will increasingly assist ownership with: Property-level business plans Annual budgeting and forecasting NOI improvement initiatives Lease renewal strategy Capital improvement planning Acquisition due diligence Property onboarding following acquisitions Evaluating potential redevelopment or repositioning opportunities Identifying opportunities to improve tenant mix and property value Ideal Candidate 5+ years of commercial property management experience Experience managing retail, neighborhood shopping centers, flex or industrial properties preferred Strong understanding of commercial leases, NNN structures and CAM reconciliations Experience preparing property budgets and reviewing property-level financial statements Strong vendor and contractor management skills Comfortable managing multiple properties and competing priorities Strong written and verbal communication skills Highly organized with strong follow-through Comfortable working independently without significant corporate infrastructure Strong working knowledge of Microsoft Excel and property management/accounting systems Valid driver's license and ability to regularly visit properties What We're Looking For This position is best suited for someone who thinks like an owner. We want someone who naturally asks: Why are we spending this much? Is there a better vendor? Can this expense be recovered from the tenant? Why hasn't this tenant paid? What leases expire next year? What major capital expenses are coming? How can we make this property better? How can we increase NOI? The successful candidate will be given significant autonomy but will also be held accountable for results. Compensation Competitive base salary based on experience plus performance-based bonus. Benefits and additional compensation will be structured based on the candidate. Growth Opportunity This is intended to be a long-term position within a growing private commercial real estate portfolio. For the right individual, the role can develop from Commercial Property Manager into a broader real estate leadership position overseeing property management, leasing, capital projects, acquisitions, and eventually additional team members as the portfolio expands.

$75,000.00 - $90,000.00 per year
