Job Overview The property manager is responsible for the professional management of all assigned properties. The tasks required of this position will require flexibility, excellent organization and attention to detail. The property manager is primarily repsonsible for filling vacancies, handling tenant relations, enforcing leases and overseeing maintenance. This person must be friendly, team oriented and must posses an upbeat attitude. Must have strong verbal and written communications skills. Must be able to prioritize multiple deadlines in an efficient manner. Ability to work independently and collaboratively. Duties
- Conduct regular property inspections and visitations with the tenants
- Provide prompt, professional response and follow through regarding tenant inquires, problems, and complaints.
- Coordinate move-in for new tenants and move-out inspections for tenants vacating their space.
- Update and maintain property condition reports with respect Landscaping, HVAC, roofs, units, parking lots, etc.
- Supervise contractors and maintenance staff for service and repairs to property.
- Markets and leases properties according to company policies and applicable state and federal laws.
- Consults with legal counsel and attends court hearing as necessary.
- Maintain a schedule of service contracts by property.
- Maintain and update a list of preferred vendors in each trade.
- Oversees and assist with the processing of applications including all verifications.
- On call 24/7 for emergencies (fire, flood, violent crime, etc.) Must respond within 30 minutes in case of such emergency.
- Maintain any current industry certifications as required.

$45,000.00
