Property Manager - Greater Pittsburgh Region Reli Property Management is hiring a Property Manager for our Greater Pittsburgh region portfolio. The position is based at our downtown Zelienople headquarters, working alongside the Regional Property Manager, the back office team, and the company principals. Working from headquarters gives this role unusually wide exposure. You will run a portfolio of your own while sitting in the same office as acquisitions, construction management, accounting, and asset management. Over the first couple of years you will see how a building gets underwritten, renovated, leased, stabilized, and refinanced, and you will own the operating performance behind those numbers. Reli Property Management is the wholly owned, internal management arm of Rice Pegher. We manage our own assets, so our only incentive is to operate these buildings well. The role suits someone early in a commercial real estate career who is ambitious, comfortable with technology, and looking for real responsibility with a clear path up. Position Summary The Property Manager is responsible for all aspects of property management, including leasing, resident relations, financial oversight, and coordination of maintenance and capital improvement projects. You will be the face of the property, ensuring a safe, clean, and welcoming environment for residents while implementing company policies and maintaining compliance with all regulations. You will manage three assets, each with a different operating profile consisting of - 95 residential units & 26 commercial (121 total units) Zelienople Mixed-Use Portfolio Commercial and multifamily tenants in newly renovated, top-of-the-market, spaces in the heart of downtown Zelie. The work covers residential leasing along with commercial tenant relationships, CAM reconciliations, commercial lease administration, and storefront tenant coordination. Bellevue Mixed-Use Portfolio Commercial and multifamily assets in one of the region's fastest growing neighborhoods. Stabilized with opportunities for value-add growth. Pike Place Apartments, Kennedy Township A fully stabilized, newly renovated multifamily community at 4800 Steubenville Pike, minutes from the Robinson corridor and the
I-79 / I-376
interchange. Studio and one-bedroom homes with a fitness center, dog park & pet-friendly policy, and all-inclusive utilities. The priorities here are occupancy, renewal rates, and keeping a stabilized asset performing at the top of its market. Responsibilities Oversee daily operations of the apartment complex, ensuring all facilities are well-maintained and compliant with local, state, and federal regulations. Market and lease available units, including advertising vacancies, conducting showings, screening applicants, and processing leases. Collect rent, manage tenant accounts, and follow through with delinquency procedures as needed. Respond promptly to resident inquiries, complaints, and maintenance requests, providing exceptional customer service. Coordinate with the Maintenance Technician and third-party contractors to address repairs, renovations, and ongoing capital improvement projects. Conduct regular property inspections to ensure safety, cleanliness, and curb appeal. Maintain accurate records, prepare reports, and assist with budget planning and financial management. Enforce property rules and lease agreements, addressing violations and managing tenant turnover. Collaborate with company leadership and headquarters staff for operational support and compliance. Support the onboarding and training of any new on-site staff as the property grows. Leasing and Revenue Own occupancy and revenue performance across the assigned portfolio. Market and lease available residential units, including listing vacancies, running tours, screening applicants against our published criteria, and executing leases. Manage the renewal pipeline ahead of expiration to protect occupancy and reduce turn costs. Support commercial leasing activity alongside the Regional Property Manager and COO, including tour coordination, LOI tracking, and tenant onboarding. Track market rents, competitor concessions, and leasing velocity, and bring pricing recommendations forward with the data behind them. Resident and Commercial Tenant Relations Serve as the primary point of contact for residents and commercial tenants. Respond to inquiries and concerns with specific answers, specific dates, and specific next steps. Treat resident feedback as operating signal and investigate root causes rather than closing tickets. Build the community relationships that keep renewals steady and turnover low. Operations and Maintenance Coordinate maintenance technicians, third-party vendors, and Rice Pegher Construction on repairs, unit turns, and capital improvement projects. Hold vendors to our standards and decline work that compromises the asset. Inspect units and common areas on a regular cadence for safety, cleanliness, and curb appeal. Apply the Grandmother Test to every unit turn, meaning work you would be proud to show your own family. Manage turn timelines and budgets so units come back online quickly and correctly. Coordinate life safety, code compliance, and municipal inspections across three municipalities. Financial Performance Collect rent, manage resident and tenant ledgers, and run delinquency procedures promptly and with dignity. Assist in building and managing annual operating budgets, and explain variances when they appear. Approve and code invoices, track spend against budget, and flag anything that looks off. Prepare monthly operating reporting for the Regional Property Manager and the principals. Compliance and Documentation Maintain complete, accurate, audit-ready files for every lease, application, and notice. Enforce lease terms consistently, citing the lease, stating the consequence, and offering the path back to compliance. Operate in full compliance with Pennsylvania Landlord-Tenant law, Fair Housing, and local ordinances. Qualifications Required One to three years of experience in property management, leasing, real estate, hospitality, or a comparable customer-facing operations role. We will consider strong candidates with less direct experience and clear aptitude. Strong written and verbal communication skills. Comfort with software and a demonstrated ability to learn new systems quickly. Valid driver's license and reliable transportation for travel between Zelienople, Bellevue, and Kennedy Township. Working knowledge of Pennsylvania landlord-tenant law and Fair Housing regulations, or the willingness to learn both quickly. Preferred Bachelor's degree in Business, Real Estate, Finance, Hospitality, or a related field. Experience with RealPage or a comparable enterprise property management platform. Demonstrated use of AI tools to improve personal or team productivity. Exposure to commercial or mixed-use tenancies, CAM reconciliation, or commercial lease administration. Basic financial literacy, including reading a rent roll, an operating statement, and a budget variance report. You will be expected to use these tools well and to tell us when you find something better. Compensation & Benefits Base salary of $55,000 to $65,000 per year, commensurate with experience.
