Marion County, South Carolina:
Aria Marion (Marion, SC) and Aria Mullins (Mullins, SC), roughly 15 minutes apart. This is a property-management role, not a maintenance role. You will be the owner's on-the-ground representative: collecting rent, filling homes and lots, enforcing community standards, and coordinating vendors and contractors. Maintenance and grounds work is handled by subcontractors and maintenance staff whom you direct. Aria is actively growing in South Carolina. The person in this seat will be the first candidate considered for a Regional Manager role as we add properties in the state. What You'll Do Rent collection & delinquency. Collect rent, post payments and charges in Rent Manager, follow up on late accounts, and issue notices in accordance with South Carolina law and company procedure. Coordinate with counsel on evictions when necessary. Leasing & occupancy. Own the full leasing cycle for both parks: respond to inquiries, show homes and lots, screen applicants to company criteria, prepare lease documents, coordinate make-ready with vendors, and conduct move-in and move-out inspections. Community standards. Walk both properties on a regular schedule, document violations, issue notices, and follow through to resolution. Keep the communities clean, safe, and attractive to current and prospective residents. Vendor & project coordination. Schedule and supervise subcontractors for maintenance, make-ready, and capital projects. Confirm work is completed to spec and on time, approve invoices, and report progress to management. Reporting & communication. Maintain accurate records in Rent Manager, submit weekly updates to ownership, and communicate clearly and professionally with residents, vendors, and the corporate team. What We're Looking For 2+ years of residential property management experience. Manufactured housing, affordable housing, or multi-site experience is a strong plus. Working knowledge of property management software; Rent Manager experience preferred. Comfortable enforcing rules and having direct conversations with residents while treating people with respect. Organized and self-directed — you'll manage two sites with a remote ownership team and need to run your own week. Clear written and verbal communication. Valid driver's license, reliable vehicle, and ability to travel between the two properties daily. Mileage between properties is reimbursed. Able to pass a background check. Compensation & Benefits Hourly pay: $20-$25/hour , based on experience. Performance bonus. Paid quarterly against objective targets — collection rate, delinquency, occupancy, and property inspection scores. The target bonus is 10-15% of base pay, and it is not capped: managers who beat their numbers earn more. Schedule. Full-time, Monday-Friday, with set office hours at each property and flexibility in how you organize the rest of your week. On-call for emergencies. Paid time off and paid holidays. Mileage reimbursement for travel between properties. Career path. Structured training in Aria's systems and procedures, with a defined path to Regional Manager as our South Carolina portfolio grows.
