Job Summary A privately owned housing community in Denton, Texas is seeking a highly motivated, relationship-driven professional to serve as its Director of Community Outreach & Growth. This position combines sales, marketing, business development, community outreach, leasing support, and ownership reporting into one dynamic role. The successful candidate will work directly with ownership to drive occupancy growth, increase community visibility, strengthen referral networks, and provide valuable market intelligence regarding resident trends, competitive positioning, and community opportunities. This is not a traditional desk-based leasing position. We are seeking a self-starter who enjoys building relationships, connecting with people throughout the community, identifying opportunities, and generating results. The position will require a regular onsite presence each week to develop a strong understanding of: The resident demographic Community culture Property amenities and services Onsite staff and daily operations Resident feedback and preferences Current and future capital improvement projects Competitive advantages within the market The primary objective of the role is to use that knowledge to develop effective sales and marketing strategies that generate qualified prospects, increase occupancy, and strengthen community awareness throughout the Denton market. The majority of the Director's remaining time will be spent building relationships throughout the community, creating referral partnerships, and generating new business opportunities. Responsibilities Sales & Occupancy Growth Generate qualified leads and prospects through proactive outreach and networking. Develop and maintain relationships that create a consistent pipeline of prospective residents. Assist in converting prospects into residents. Collaborate with onsite staff and management to support leasing activity. Develop new lead sources and referral partnerships. Track sales activity and conversion results. Contribute to occupancy growth and long-term resident retention strategies. Marketing & Brand Development Help develop and execute sales and marketing initiatives. Increase visibility and awareness within the local market. Promote community amenities, lifestyle offerings, and property improvements. Identify opportunities for community partnerships, sponsorships, and events. Support social media, public relations, and community engagement efforts when appropriate. Evaluate the competitive landscape and identify opportunities for differentiation. Community Outreach & Business Development Build and maintain relationships with: Realtors and apartment locators Relocation specialists Healthcare providers and senior service organizations Local employers and businesses Chambers of Commerce and community organizations Professional referral partners The Director will maintain a consistent presence throughout the community and actively seek opportunities to increase awareness and generate qualified leads. Ownership Reporting & Market Intelligence The Director will provide regular updates directly to ownership regarding: Market conditions and competitor activity Resident and prospect feedback Lead generation and referral activity Occupancy trends Marketing opportunities Community reputation The ideal candidate will recognize trends, identify opportunities, and communicate meaningful observations to ownership. Property Presence & Capital Improvement Awareness The Director will maintain familiarity with ongoing property enhancement and capital improvement initiatives.
Responsibilities include:
Observe progress from a high-level perspective. Understand how improvements affect residents and prospects. Communicate observations and feedback to ownership. Incorporate community improvements into marketing and sales presentations. Identify opportunities to leverage improvements to increase occupancy and demand. This position is not responsible for construction management or property operations. COMPENSATION ESTIMATED TOTAL EARNING POTENTIAL
$45,000 - $100,000+ ANNUALLY Compensation will be customized based on experience, qualifications, employment structure, housing requirements, and overall responsibilities. The position may be structured as either a W-2 employee or an independent contractor (1099), depending on the needs of the candidate and ownership.

COMMISSION PROGRAM
This position includes an uncapped commission program tied to the overall leasing performance of the property during the term of employment or engagement. The Director will be eligible to receive a negotiated commission on every qualifying lease achieved by the property during that term, even though the Director did not personally generate, refer, or participate in the residential lease. This property-wide structure recognizes that the Director's sales, marketing, outreach, referral development, community visibility, and strategic efforts may contribute to leasing performance across multiple lead sources.
