This position oversees the Company's residential leasing activities, property condition, tenant compliance, move-outs, security deposit dispositions, and related vendor coordination. The ideal candidate is a licensed Texas real estate professional with excellent communication skills, strong attention to detail, and the ability to independently manage multiple priorities and solve problems. The position regularly interacts with property owners, tenants, prospective tenants, vendors, and Company team members and requires a high level of professionalism, organization, and follow-through. Key Responsibilities Leasing & Tenant Relations Manage the leasing process, including prospect inquiries, property selection, showings, applications, lease preparation, and renewals. Communicate effectively with prospective tenants, tenants, and property owners. Respond to inquiries, resolve tenant and owner issues, and manage conflicts professionally. Maintain accurate leasing and tenant records in the Company's management software. Participate in the Company's weekend on-call phone rotation. Property Condition & Turnovers Conduct move-out inspections and document property condition, tenant damage, and tenant obligations. Prepare security deposit dispositions and related accounting. Identify repair and maintenance needs and coordinate appropriate vendors. Monitor completion of repairs and related invoices and documentation. Conduct property condition reports and monitor emergency repairs when assigned. Lease Compliance & Risk Management Identify, document, and communicate lease violations and tenant non-compliance. Coordinate lease enforcement, breach, and eviction proceedings. Represent property owners at eviction hearings when required. Maintain compliance with applicable federal, state, and local landlord-tenant, fair housing, and property management regulations. Maintain accurate documentation of leasing, tenant, property-condition, and enforcement activities. Vendor & Operational Management Develop and manage the Company's vendor program, including vendor selection, evaluation, relationships, and performance. Assist with vendor agreements, requirements, and applications. Develop and implement systems that improve efficiency, client and tenant experience, and Company profitability. Maintain records and reports for weekly management meetings. Assist with Company marketing activities and cross-train in other Company functions as needed. Required Qualifications Active Texas real estate license — required. Residential property management or leasing experience. Excellent written and verbal communication skills. Strong organizational skills and attention to detail. Ability to manage multiple properties, tenants, owners, vendors, and deadlines. Strong problem-solving and conflict-resolution skills. Ability to work independently and exercise sound judgment. Proficiency with computers and property management software. Ability to participate in a weekend on-call rotation. Preferred Qualifications Experience managing single-family rental properties. Experience with property inspections, turnovers, lease enforcement, or evictions. Experience managing vendors and coordinating property repairs. Experience working with professional real estate investors or investment property owners. The Ideal Candidate We are looking for a licensed Texas real estate professional who takes ownership of their responsibilities and follows issues through to resolution . The ideal candidate is proactive, organized, detail-oriented, professional, and comfortable handling difficult conversations. You should be able to prioritize competing demands, exercise sound judgment, and identify opportunities to improve processes and the client experience.
