Brattleboro, VT The Assistant Leasing Manager is responsible for supporting leasing performance and occupancy success by managing applicant communication, coordinating lease execution, and leading new resident on-boarding. This position plays a critical role in reducing vacancy days, ensuring application completeness, creating a positive move-in experience, and improving administrative efficiency. The Assistant Leasing Manager serves as the primary point of contact for applicants and new residents during the leasing and initial occupancy process, ensuring accuracy, responsiveness, and professionalism at every step. Approximately 60 new residents move into the portfolio each year. This role ensures those transitions are organized, compliant, and positive for both residents and staff. Core Responsibilities Leasing & Applicant Coordination
- Manage, nurture, and maintain the property's vacancy notification email list.
- Send vacancy announcements and marketing notifications to prospective applicants.
- Review rental applications for completeness, accuracy, and required documentation.
- Communicate clearly with applicants regarding missing information and required verifications.
- Coordinate with Leasing and Revenue Manager to ensure timely processing of applications
- Track application status to minimize vacancy days and prevent administrative delays.
- Show units to applicants as necessary. New Resident On-boarding and Transition Management
- Conduct lease signings and ensure all required documentation is properly executed and filed.
- With Tenant, conduct new tenant unit walk through.
- Lead New Resident Orientation meetings to review policies, procedures, and contact protocols.
- Serve as the primary contact for new residents during their first 30 days of occupancy.
- In conjunction with Maintenance Coordinator, coordinate maintenance follow-up items identified during move-in inspections.
- Ensure new residents receive and understand necessary information regarding policies, procedures, and various WWHT contact protocols.
- Address questions or concerns during the initial residency period and escalate issues when appropriate.
- Coordinate and oversee the hand-off to "regular" property management team once first 30 days of tenancy is complete. Marketing & Vacancy Management
- Maintain marketing quality photographs of exterior of properties, building common space, and vacant units.
- Create vacant unit listings that reflect availability, pricing, and features.
- Ensure marketing materials are professional, current, and consistent with organizational standards.
- Show vacant units to prospective tenants. Technology & Process Support within the Leasing Department and Property Management Division
- Utilize existing property management systems efficiently and consistently.
- Using existing technology, identify possible workflow improvements within the leasing department that will increase efficiency using existing technology.
- Recommend process improvements thoughtfully and cost-consciously, recognizing organizational budget constraints.
- May assist with implementation and integration of new property management technology platforms.
- May support staff training and adoption of new systems as directed.

Pay:
$23.00 - $25.00 per hour Expected hours: 37.5 per week
