Waypoint Property Management is looking for an organized, customer-focused Assistant Property Manager to join our growing team in Madison, Wisconsin. If you're someone who enjoys building relationships, thrives in a fast-paced environment, has strong administrative acumen, and is interested in property management and real estate, we'd love to meet you. This is an excellent opportunity for someone with prior property management or real estate experience -or someone eager to learn the business. While a Wisconsin real estate license is not required, we're looking for someone who is interested in obtaining their license and developing their career in the industry. Who We Are Waypoint Property Management is a third-party property management company that partners with property owners to professionally manage residential rental properties throughout our market. Our team is committed to providing exceptional service to both property owners and tenants by delivering responsive communication, proactive property management, and outstanding customer experiences. What You'll Do As the Assistant Property Manager , you'll help oversee the day-to-day operations of our managed properties. Leasing & Marketing Coordinate and schedule property showings and conduct property tours Respond promptly to prospective tenant inquiries and applications Assist with reviewing rental applications, including rental history, credit, and background information under the supervision of a licensed real estate professional Market available properties using AppFolio, MLS, and other advertising platforms Tenant Relations Build positive relationships with tenants through excellent customer service Manage tenant communications via phone, email, and text Prepare lease agreements, renewals, and move-in packets Coordinate move-ins, move-outs, and property turnovers Assist with rent collections and tenant account management Property Maintenance Perform property inspections and identify maintenance needs Assist with move-in, move-out, and municipal inspections Administrative Support Maintain organized tenant and property records Enter and update information in AppFolio and Microsoft platforms Manage incoming communications and coordinate follow-up with the Property Management team Assist with administrative projects and department initiatives What We're Looking For High school diploma or equivalent required; additional education is a plus Previous property management, leasing, real estate, or customer service experience preferred Interest in obtaining a Wisconsin real estate license and building a career in property management Strong organizational and time management skills Excellent communication and customer service abilities Ability to prioritize multiple tasks in a fast-paced environment Experience with Microsoft Office (Outlook, Teams, etc.) Experience with AppFolio or other property management software is a plus High level of professionalism and attention to detail Travel Requirements This position requires regular travel throughout the Madison area to conduct property showings, inspections, move-in/move-out appointments, and other property-related responsibilities.
