We are seeking a dedicated and experienced Property Manager to oversee the daily operations of a HUD project-based (Section 8) apartment community. This role requires a balance of HUD compliance expertise, team leadership, and hands-on property operations. The ideal candidate is a proactive leader who can manage staff, maintain property standards, ensure regulatory compliance, and deliver a high-quality resident experience. Key Responsibilities HUD Compliance & Operations Complete and oversee HUD recertifications in compliance with regulations Prepare property for REAC and MOR inspections Ensure compliance with HUD, Fair Housing, and landlord-tenant laws Coordinate move-ins and move-outs and maintain accurate records in OneSite Resident Relations Address resident concerns professionally and promptly Coordinate resident communications including notices, inspections, and updates Foster a positive community environment and ensure lease compliance Maintenance & Property Oversight Dispatch maintenance staff and vendors; ensure timely completion of work orders Follow up with residents to confirm satisfaction with completed work Conduct regular property inspections to maintain appearance and functionality Respond to after-hours emergencies as needed Team Leadership & Financial Oversight Supervise and support on-site staff to maintain a productive team environment Manage delinquency, collections, and evictions in accordance with policy Maintain organized operations and prioritize competing responsibilities effectively Qualifications Required 3-5+ years of HUD multifamily property management experience Proven experience with HUD recertifications, REAC, and MOR preparation Strong knowledge of HUD regulations, Fair Housing, and landlord-tenant laws Excellent leadership, communication, and organizational skills Preferred Experience with Section 8 or project-based housing Working knowledge of maintenance operations and property inspections OneSite or similar software expertise Skills & Attributes Ability to work independently and manage multiple priorities Strong problem-solving and decision-making skills Professional demeanor when interacting with residents, staff, and vendors Proficiency in Microsoft Office (Word, Excel, Outlook) Why Join Us Competitive salary Stable, compliance-driven property environment Opportunity to lead operations and make a direct impact Great Benefits that include: Medical, Dental, Vision, 401k, HSA, and a great list of Ancillary benefits
