Our client, The Solomon Organization, is currently seeking a hands-on Community Manager with experience overseeing large, high-volume residential properties or student housing communities, and a passion for leading property operations. YOUR ROLE
The Solomon Organization is seeking to hire a bright, dynamic Community Manager who has passion for service and a commitment to excellence. This position is responsible for directing and overseeing the overall operations of a 1,700-unit apartment community located in Blacksburg, VA. You will need to be well versed with sales, marketing, and analytical reporting, with the goal to produce the maximum cash flow and improve the property's long-term value. Must be able to manage and lead several different department heads and their staff. We need a General Manager that communicates well, is willing to go the extra mile, is organized and has strong leadership skills. Duties include, but are not limited to, the following: Develop the annual budgets for properties comprising the assigned portfolio and overseeing attainment of budgeted goals by analyzing and evaluating financial statements Ensuring the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results. Provide leadership to the team of managers by interviewing, hiring, and training team members, and by managing their performance in accordance with company policies, values, and business practices. Reviewing market data to identify emerging trends that may impact the performance of the portfolio and working with managers on marketing strategies Completing various human resources, financial, administrative and other reports and analysis, and perform other duties as assigned or necessary
JOB REQUIRMENTS
High school diploma required 5-10 years of related experience; previous residential apartment property management experience required in a market rate and/or value-add setting Demonstrate strong oral and written communication skills: ability to correspond in a professional, courteous, businesslike manner Must have previous experience managing a 500+ unit market-rate residential apartment community Demonstrate ability to apply principles of logical thinking and define problems, collect pertinent data, and establish facts, draw valid conclusions, and initiate appropriate course of action Previous experience with Yardi Voyager Demonstrate strong organizational skills with ability to prioritize tasks, and track and follow up on multiple concurrent action items Proven record of providing excellent internal and external customer service Must have a firm understanding and working knowledge of executive management functions Strong background in capital improvement operations Ability to drive results though process and asset improvement strategies Highest attention to detail and ability to inspire a team to constantly elevate the physical condition of the asset.
