About The Brown The Cici and Hyatt Brown Museum of Art, Science and History (The Brown) is a Daytona Beach institution in the midst of a transformational capital campaign and building program. The Brown is committed to building the team and infrastructure that will support this next chapter while continuing to serve the community every day on its current campus. Summary The Building Systems Engineer is a working handyman role responsible for monitoring, diagnosing, and documenting the condition of The Brown's building systems, performing basic maintenance and repairs within their own skill set, and making sure the right contracted vendor is engaged for anything beyond that. This is not a licensed trade position; the museum maintains service contracts with licensed vendors for HVAC, electrical, fire suppression, roofing, and other specialized work. The ideal candidate brings the broad, cross-system knowledge of a Florida licensed Home Inspector or Certified Commercial Property Inspector, someone who can competently assess a building's structural, mechanical, electrical, and plumbing components and knows the difference between something they can fix themselves and something that needs a licensed contractor. The position reports directly to the COO/Director of HR and works in day-to-day partnership with the Manager of Facilities, particularly to keep the museum's licenses, certificates, permits, and code compliance requirements current and accurate. Essential Functions Basic Maintenance and Repairs

• Perform basic maintenance and repair work within scope, including patching and painting drywall and trim, minor plumbing repairs (such as fixture and toilet repairs, clearing simple clogs, and stopping small leaks), touch-up carpentry, door and hardware adjustments, and similar general upkeep.
• Know the limits of this scope; anything requiring a license, permit, or specialized trade skill (major electrical, gas, structural, roofing, fire suppression) is not performed in house and is instead diagnosed and referred out. Diagnose and Dispatch
• Conduct routine inspection and walkthroughs of building systems, including HVAC and air handling units, fire suppression and fire alarm systems, electrical, plumbing, and roofing, to identify problems before they become failures.
• Diagnose the likely cause of a building system issue and determine whether it can be handled in house or requires the correct contracted vendor to be dispatched.
• Serve as the first point of contact for building system issues, escalate to the appropriate vendor under existing service contracts when needed, and follow the issue through to resolution.
• Respond to facility emergencies, such as water intrusion, HVAC failure, or power loss, by triaging the issue, performing any immediate basic mitigation, and coordinating the appropriate vendor response. Records and Reporting
• Maintain an accurate, up to date log of all major building equipment, including age, service history, warranty status, and vendor visits.
• Prepare regular reports to the COO on equipment condition, open issues, vendor performance, and any items that should be planned for in the capital or maintenance budget.
• Maintain records of all vendor contracts and service agreements relevant to building systems, and track contract terms, service level commitments, and renewal dates. Licenses, Permits, and Code Compliance
• Partner with the Manager of Facilities to maintain a master inventory of required licenses, permits, certificates, and inspection due dates, including fire suppression and fire alarm certifications, elevator permits, occupancy certificates, and similar records, and confirm renewals are completed on schedule.
• Monitor compliance with applicable building, fire, and life safety codes and coordinate any inspections or corrective action with the appropriate agency or vendor.
• Maintain organized, audit ready documentation of all compliance records so they can be produced on request. Storm and Event Readiness
• Serve on the museum's hurricane and severe weather readiness team; help prepare the building ahead of storms and be available on call for emergency coordination during and after severe weather events.
• Support event and rental turnovers by confirming building systems are ready and coordinating any vendor support needed.
• Perform other duties as assigned. Minimum Qualifications
• Two or more years of experience in facilities coordination, building maintenance, property management, or a related field, with direct exposure to HVAC, electrical, plumbing, or fire/life safety systems.
• Handyman-level skills across basic trades (patching, painting, minor plumbing, light carpentry, general repairs), with the judgment to recognize and accurately describe a larger problem to a licensed vendor.
• Strong organizational and record-keeping skills, with experience tracking vendor contracts, permits, or compliance documentation.
• Comfortable working independently, prioritizing multiple open issues, and communicating clearly in writing.
• Valid driver's license. Preferred Qualifications
• Florida licensed Home Inspector and/or Certified Commercial Property Inspector (CCPIA) strongly preferred; either credential brings broad, practical knowledge of a building's structural, electrical, plumbing, and mechanical components and how they interact.
• Experience maintaining licenses, permits, or regulatory compliance records for a commercial, institutional, or public facility.
• Familiarity with fire panel and fire pump systems, or emergency generators.
• Experience working with municipal code enforcement, fire marshal, or building inspection offices.
• Prior museum experience preferred.

Work Environment Work is performed both indoors and outdoors across an active museum campus that is simultaneously operating public programs and undergoing construction. Requires the ability to walk the property regularly, climb ladders, and perform light physical repair work, including lifting up to 50 pounds. Expected Hours of Work This is a full-time position. Standard hours are Monday through Friday; evening, weekend, and holiday availability is required during storm events, active construction periods, and museum events.
