Header Job Overview This is not another drafting or design-assistant seat, and it is not a concept role either. Our design principal owns the conceptual design and the primary architectural framework. This position picks the project up from there and develops it: a highly resolved model, a strong plan set, and a client presentation you lead yourself. The work combines hands-on technical capability with architectural judgment, problem-solving, and direct client communication. You will develop the model yourself, delegate the portions that should be delegated, protect and strengthen the design intent through production, and represent the work to clients and to our engineering and builder partners. Header Responsibilities The design principal establishes and retains the conceptual design and the primary architectural framework: Floor plan Massing Elevations Roof direction Major openings Overall composition The core Beacon design language You take that established framework and develop it. In practice that looks like one of two things: adapting an existing Beacon design to a new lot, or taking a new concept the principal has established and developing the back half of the model. Either way, the development work is yours: Floor-plan refinement Trim Windows and doors Roof and structural conditions Architectural detailing Model refinement Coordination Presentation You and the principal collaborate briefly on exterior and trim direction, and from there the project is yours to develop and refine. The principal stays involved at the major design checkpoints. Model and detail Work hands-on in Revit and develop the architectural model to a very high level. Resolve exterior trim, roof, gutter, window and door, and other architectural detailing. Identify unresolved conditions before they become drafting, engineering, builder, or field problems. Produce stronger, more complete plan sets through better upfront model development. Construction and structural coordination Understand residential construction and structural design well enough to anticipate engineering implications and model the architecture correctly. Coordinate effectively with structural engineering and own a clean handoff to the engineer of record. Engineered structural design remains with the licensed engineer of record. Pick up Florida residential code and Bradenton-area permitting quickly. Much of the zoning work happens earlier in our process and we will teach you our local standards, so strong candidates from outside Florida are encouraged to apply. Delegation, contractors, and production Model and detail the work yourself, or delegate appropriate portions to drafting and design support. Direct our drafting and design contractors day to day. You will scope their work, set the standard before it leaves your hands, and review what comes back. This starts on day one, not later. Feed subcontracted structural engineer a clean, complete package rather than a set of questions. Review delegated work and maintain the architectural intent all the way through production. Build an efficient system around the people supporting you: standards, reusable details, and repeatable handoffs, so design development keeps moving without you absorbing all of it personally. Develop that support over time, so the studio gains capacity as you grow rather than being capped by your own hours. Client-facing design delivery Create or coordinate renderings and presentation material. Present developed design work directly to clients. Lead selected client design-development, detailing, revision, and presentation meetings without the principal. Explain design decisions, gather feedback, and know what you can resolve independently versus what needs to come back to the principal. Communicate clearly with the broader team and help move projects forward without everything routing through the principal.

Header Qualifications:

Minimum 5+ years of relevant experience. Strong Revit proficiency, hands-on. Strong residential architectural detailing experience. Good construction knowledge and structural awareness. Able to independently solve details rather than just execute markups. Real design judgment, applied to an established concept. The person who thrives here looks at a framework that is already set and starts finding ways to make it better. You do not need to be strongest at starting from a blank page. Capable of becoming a trusted client-facing representative of Beacon. Technical ability alone will not be enough in this seat. Able to direct and develop drafting and design support, and to build a system around the work rather than absorbing all of it. Licensure is not required where the experience, judgment, and technical ability are there.

Pay:

$85,000.00 - $100,000.00 per year
