Job Summary We are seeking an experienced Architectural Designer with a strong emphasis on residential permitting, building codes, and working with local jurisdictions. We are looking for someone who understands how to take a residential project from concept and design development through a complete permit set, jurisdictional review, corrections, resubmittal, and permit issuance. The ideal candidate has experience working directly with planning and building departments and is comfortable researching zoning and development requirements, preparing permit-ready construction documents, responding to correction notices, and coordinating consultants throughout the permitting process. Experience permitting projects within Bellevue, Kirkland, Redmond, Mercer Island, Sammamish, Issaquah, Woodinville, Seattle, Newcastle, and/or King County is highly desirable. You will also participate in the architectural design of luxury custom homes and significant remodels, so we are looking for someone who can balance technical expertise with thoughtful residential design. What You'll Do Permitting & Jurisdiction Coordination Take an active role in managing residential projects through the permitting process from initial feasibility through permit issuance. Research zoning, land-use, and building-code requirements for individual properties and jurisdictions. Identify potential permitting challenges early in the design process and communicate them to the project team. Research requirements including setbacks, lot coverage, FAR, building height, impervious surfaces, critical areas, tree requirements, shoreline regulations, and other jurisdiction-specific development standards. Prepare complete, accurate, and well-coordinated architectural permit sets. Prepare and coordinate permit applications, supporting documentation, and jurisdiction-specific submittal requirements. Communicate directly and professionally with planners, building officials, permit technicians, and plan reviewers. Track permit applications, review cycles, corrections, resubmittals, and outstanding requirements. Review correction notices and coordinate timely responses and drawing revisions. Help troubleshoot complicated permitting and code issues as they arise. Stay current on Washington State building codes and changes to local zoning and development regulations. Architectural Design & Documentation Collaborate with clients and our in-house design team to develop custom homes and major remodels. Translate client goals and design concepts into practical, buildable solutions. Develop conceptual designs, design-development drawings, permit documents, working drawings, and construction details. Produce accurate architectural drawings and 3D models using applicable design software. Assist with exterior and interior architectural design and renderings as needed. Balance aesthetics, constructability, code requirements, budget, and client expectations. Preconstruction & Consultant Coordination Coordinate architectural drawings with structural engineers, civil engineers, surveyors, geotechnical consultants, energy consultants, landscape architects, and other project professionals. Work closely with Lochwood-Lozier project managers, estimators, designers, and construction personnel. Maintain organized project records, permit correspondence, consultant drawings, correction notices, approvals, and issued documents. Participate in preconstruction meetings and help keep projects moving toward permit and construction. Conduct site visits as needed to verify existing conditions and assist with design or construction-related questions. What We're Looking For Degree in Architecture, Architectural Design, Interior Architecture, or a related field preferred. Demonstrated residential permitting experience is strongly preferred. Experience preparing architectural construction documents and permit sets for custom homes, remodels, additions, or other residential projects. Working knowledge of residential building codes, zoning regulations, and permitting processes. Experience communicating directly with municipal planning and building departments. Ability to research a property and identify zoning, code, and permitting constraints. Experience responding to jurisdictional plan-review comments and correction notices. Strong understanding of residential construction and how architectural details translate into the field. Proficiency in Revit is a huge plus, but knowledge of architectural documentation programs required, and we can work with teaching Revit if necessary. SketchUp and rendering software experience is a plus. Proficiency with Microsoft Office, including Word and Excel. Strong organizational and project-management skills with the ability to manage multiple projects simultaneously. Excellent written and verbal communication skills. Strong attention to detail and an ability to identify problems before they become expensive problems. Collaborative, team-oriented attitude and willingness to learn. A practical, positive, "can-do" approach to solving design and permitting challenges. Highly Desirable Experience We are especially interested in candidates who have personally taken residential projects through permitting in one or more of the following jurisdictions: Bellevue Kirkland Redmond Mercer Island Sammamish Issaquah Woodinville Newcastle King County Experience dealing with more complicated residential properties involving critical areas, steep slopes, shorelines, tree retention, environmentally sensitive areas, lot coverage, FAR, impervious surfaces, or other land-use constraints is a significant plus. Architectural licensure is welcome but not required. We are more interested in demonstrated residential design, documentation, code, and permitting experience. Typical schedule:

Monday through Friday, 7:00 AM-4:00 PM Expected hours: 40+ hours per week Occasional site visits and weekend availability may be required depending on project needs. Who Will Be Successful Here?
