This position is essential in order to have a qualified person to fit in well and work with all crafts and may involve overseeing work of subordinate workers or those in training. The position is particularly essential to carry out preventative maintenance inspections of all mechanical equipment and maintain inspection cards. This requires a person with good mechanical ability and reason to diagnosis minor problems before they become major problems. Must have knowledge to repair machines. He must be able to test and refill fire extinguishers. Must be able to fire high pressure boilers in absence of Power Plant Operators. Use of protective clothing or gear and knowledge of specific safety standards and/or procedures is required to properly and safely perform certain job functions. Inspects and repairs equipment such as water softeners, air handlers, sump pumps, hot and cold circulating pumps, air compressors, condensate pumps, etc. in order to restore or repair equipment to a proper condition. Moves furniture of all types for the purpose of relocating residents and staff. Repairs washing machines, furniture, bikes, playground equipment, fire extinguishers, etc. to their proper working order. Repairs are made by visiting the job site or removing it to the shop. Hangs mini blinds, curtain rods, pictures, soap dispensers, paper towel holders and other accessories as required. The repairs are requested on work orders and reviewed by the Physical Plant Supervisor II. Services equipment such as air handlers, lift pumps, air compressors, washing machines, etc. by greasing, oiling, tightening belts, or any needed services to assure equipment is in proper condition when needed. Performs regular swimming pool maintenance to ensure water quality is safe for residents and staff. Provides daily maintenance on swimming pool pumps, filter systems and chemical injection systems to ensure appropriate water levels and chemical balances are properly maintained. Relieves in operating boilers as needed and operates pickup, tractors, mowers, shop tools and other equipment to assist craftsmen with assignments as needed and reviewed by the craftsmen. Supervises semi-skilled workers by planning, assigning, reviewing, evaluating work and scheduling leave time. Assures that all work is done by industry standards and in a timely manner. Sees that shop and equipment is maintained in a clean and good state of repair.

6 months of experience in a building trades or mechanical building trade.
Preferred Qualification:
Plumbing and/or Electrical experience. Staff who operate motor vehicles must possess a valid Kansas driver's license. Positions in this class require that at the time of appointment the selected candidate must take and pass a drug screening test approved by the Division of Personnel Services. Persons hired must also pass a law enforcement security clearance in compliance with policies of the Department of Aging and Disability Services.
