The ideal candidate is a hands-on problem-solver who can handle everything from a broken dishwasher to a leaky faucet to a unit turnover, all while delivering great service to residents. Key Responsibilities Appliance Repair Diagnose and repair refrigerators, stoves/ovens, dishwashers, garbage disposals, washers, and dryers in occupied and vacant units Perform preventive maintenance on appliances to reduce emergency repairs and extend equipment lifespan Coordinate with the maintenance supervisor on appliance replacements when repair isn't cost-effective General Maintenance Respond to resident work orders covering plumbing, electrical, HVAC, carpentry, drywall, painting, and general repairs Perform routine preventive maintenance on units, common areas, and building systems (HVAC filters, water heaters, smoke detectors, etc.) Complete "make-ready" repairs and inspections on units between resident move-outs (painting touch-ups, appliance checks, plumbing/electrical fixes, cleaning as needed) Maintain community grounds, amenities, and common areas (pool, clubhouse, fitness center, breezeways, parking lots) in safe, clean, working condition Perform minor pest control, light landscaping, or snow/ice removal as needed, depending on staffing Assist with larger capital projects (roofing, paving, renovations) as directed Administrative & Communication Communicate clearly and courteously with residents when entering units and performing repairs Accurately document all work orders, parts used, and time spent in the property management software Maintain an organized inventory of tools, parts, and supplies; coordinate ordering as needed Participate in on-call/after-hours emergency rotation as scheduled Follow all safety protocols, including lockout/tagout, ladder safety, refrigerant handling, and proper disposal of hazardous materials Maintain a clean, professional appearance and represent the community positively when interacting with residents Qualifications High school diploma or equivalent 1-2+ years of experience in apartment/property maintenance or a related trade (HVAC, electrical, plumbing, appliance repair) EPA 608 Certification preferred (required for refrigerant handling) or willingness to obtain upon hire Working knowledge of electrical, plumbing, HVAC, and appliance systems Preferred Qualifications CPO (Certified Pool Operator) certification HVAC certification/license Experience with property management software (e.g., Yardi, RealPage, AppFolio) Bilingual (English/Spanish) a plus, depending on resident population Work Environment & Physical Requirements Work performed both indoors (resident units, amenity spaces) and outdoors on property grounds Frequent kneeling, bending, standing, climbing stairs/ladders Ability to lift and carry up to 75 lbs, with assistance for heavier items Exposure to varying weather conditions when working outdoors May require entering occupied resident homes with appropriate notice Ability to use hand tools, power tools, and diagnostic equipment Strong problem-solving skills, attention to detail, and ability to prioritize multiple work orders Valid driver's license Excellent customer service skills and professionalism when working in occupied resident homes Ability to lift/move heavy equipment and appliances (50-75 lbs), often with assistance
