The Housing Authority of the City of Charleston (CHA) is seeking experienced maintenance professionals specializing in HVAC, electrical, plumbing, or carpentry to help maintain safe, functional, and quality housing for Charleston residents. We are looking for skilled individuals who take pride in their work, demonstrate strong technical abilities, and are committed to providing reliable maintenance services. Applicants need experience in only ONE of the four specialties listed below. Available Specialties HVAC Specialist Diagnose, maintain, and repair heating, ventilation, and air-conditioning systems. Troubleshoot compressors, motors, controls, refrigerant lines, and related equipment. Perform preventive maintenance and ensure compliance with applicable safety and EPA requirements. Electrical Specialist Diagnose, repair, and maintain electrical wiring, circuits, outlets, switches, fixtures, and equipment. Use testing equipment to identify electrical issues and complete necessary repairs. Perform electrical work in accordance with applicable codes and safety requirements. Plumbing Specialist Diagnose and repair plumbing systems, including pipes, drains, valves, fixtures, and water heaters. Identify and repair leaks, blockages, and other plumbing issues. Perform preventive maintenance and ensure compliance with applicable plumbing codes. Carpentry Specialist Repair, replace, and install doors, frames, cabinets, flooring, trim, and other building components. Perform skilled carpentry repairs and property improvements. Read measurements, drawings, and specifications to complete assigned projects. General Responsibilities All Certified Maintenance Specialists will: Independently diagnose and complete skilled maintenance and repair assignments within their designated specialty. Perform preventive maintenance and respond to work orders in a timely manner. Maintain accurate documentation of completed work, materials, and repairs. Follow established safety procedures and applicable trade regulations. Assist with identifying necessary materials, equipment, and supplies. Provide technical guidance to less experienced maintenance personnel when assigned. Communicate professionally with residents, coworkers, supervisors, and contractors. Respond to urgent maintenance needs and participate in emergency or after-hours assignments when required. Minimum Qualifications High school diploma or GED. Minimum of four years of progressively responsible experience in HVAC, electrical, plumbing, or carpentry, or an equivalent combination of relevant technical education, apprenticeship, training, and experience demonstrating the required proficiency. Strong troubleshooting, repair, and preventive maintenance skills within the applicant's designated specialty. Ability to work independently under general supervision. Ability to interpret work orders, technical instructions, and applicable trade specifications. Applicable trade-specific licenses or certifications required for assigned work.
