Vacation Rental Property Inspector & Light Maintenance Dream Property Management Bedford, TX Job Details Part-time $22 - $24 an hour 1 day ago Qualifications Driver's License Attention to detail Quality control Filter replacement Mobile devices Full Job Description Dream Property Management is looking for a dependable, detail-oriented person to help keep our Airbnb and vacation rental properties clean, well-maintained, and guest-ready. This hands-on position combines property inspections, quality assurance, inventory checks, and light handyman work. Our ideal candidate notices the small details, takes initiative, communicates clearly, and treats each property with care. Responsibilities Property Inspections & Quality Assurance Inspect properties after guest checkout for damage, missing items, and maintenance concerns. Perform post-cleaning inspections to verify cleanliness throughout kitchens, bathrooms, bedrooms, and living spaces. Confirm linens, towels, toiletries, and guest amenities meet each property's stocking requirements. Verify furniture placement, décor, and overall presentation against property standards. Check lights, appliances, HVAC operation, televisions, Wi-Fi, and smart home technology. Confirm exterior areas are clean, safe, and inviting. Complete digital inspection checklists with clear photos and detailed notes. Light Maintenance & Repair Follow-Up Perform basic upkeep, including replacing batteries, lightbulbs, and air filters; tightening furniture and cabinet hardware; and completing simple adjustments or minor repairs. Identify maintenance concerns before guest arrival and document repair needs. Assess urgency and immediately escalate safety concerns or issues that could affect a guest's stay. Coordinate with the operations team on repairs requiring a specialist. Follow up on assigned maintenance items and verify completion. Inventory & Property Care Check required inventory, restock light consumables, and report shortages. Identify and document missing or damaged items, excessive wear and tear, and furnishings needing replacement. Help protect homeowner furnishings and amenities by identifying problems early. Complete approved supply pickups and deliveries. Secure doors and windows and confirm properties are properly locked before leaving. Operational Support Coordinate with housekeeping, maintenance, guest support, and operations teams to resolve concerns before check-in. Assist with urgent property visits within agreed availability. Help prepare new properties for launch, including checking supplies, setup, and presentation. Support occasional property audits and special projects. Required Qualifications Strong attention to detail, organization, and follow-through. Ability to work independently, prioritize assignments, and visit multiple properties in a day. Basic household maintenance skills and the judgment to recognize when a specialist is needed. Reliable vehicle, valid driver's license, and current auto insurance. Smartphone with data access and comfort using mobile inspection software, checklists, and photo uploads. Clear communication and prompt reporting of issues. Daytime availability during guest turnover hours, with some weekend and holiday availability. Ability to perform essential duties, including walking properties, climbing stairs, bending, and lifting or carrying supplies weighing up to 40 pounds, with or without reasonable accommodation. Preferred Experience Hospitality or vacation rental operations. Property management or property inspections. Housekeeping quality assurance. Apartment maintenance, handyman work, or general home upkeep. What to Expect Part-time, as-needed assignments; weekly hours vary and are not guaranteed. Assignments coordinated within your agreed availability and DFW service area. A hands-on role focused on inspections and light maintenance.
