Action is seeking an Assistant Chief Building Engineer for our luxury high rise association, The Infinity , located in San Francisco .

Job Summary:

The Assistant Chief Building Engineer is responsible for maintaining, correcting deficiencies, and/or making repairs to all "common areas" within the Association. The Assistant Chief Building Engineer oversees and coordinates the safe and efficient operation and maintenance of all necessary building systems servicing the common areas.

Essential Duties and Responsibilities:

Monitor and maintain optimum performance of all building systems to include mechanical, electrical, fire life safety, security, HVAC and domestic water circulation system. Create, update and complete all assigned common area work orders. Supervise all maintenance vendors when on site to ensure work is being performed to exceptional standards which include recommendations for vendor termination/hiring. Respond to inquiries and investigate problems related to common area issues Aid in the development and implementation of Annual Maintenance Calendar and review the accuracy of reserve study component inventory and repair schedules. Adhere to the preventative maintenance program. Operate, maintain and repair all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water. Operate, maintain and repair refrigerant or air compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature. Operate, maintain and repair all natural and manufactured gas distribution lines, including all valves and control devices. Operate, maintain and repair water filters, softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines. Operate, maintain and repair all types of electrical motors and engines used to power pumps, compressors and fans. Operate, maintain and repair sanitary sewer system, including sump pumps, basins, water closets, urinals and piping. Maintain electrical power distribution and auxiliaries for the building's lighting, mechanical, plumbing and control components including lighting maintenance. Maintain proper operation of HVAC systems during seasonal changes and recalibrate controls based upon the seasonal conditions to assure energy-efficient operation. Education and/ or

Experience:

Minimum of 5 years of residential or commercial high rise building engineering experience. Experience leading a maintenance crew is preferred. Strong technical knowledge of HVAC, plumbing, electrical and fire protection systems. Knowledge of the Uniform Commercial Building Code Excellent problem solving and troubleshooting skills. Strong organizational, time management skills, communication and interpersonal skills. Must be available to work overtime and respond to after hour emergency situations. Filling in for the Chief Engineer, General Manager, or Operations Manager when needed. Must be proficient with the ability to use the following programs: BuildingLink, HIPPO, Microsoft Office Suite, and Building Management Systems. Must be able to formulate and create written reports based on the findings of logical trouble shooting for both the Chief Engineer and Management. Must be available for on-call duties as a first responder for building emergencies as needed. Must be able to perform other duties as assigned by management. Must be able to successfully pass a pre-employment background check and drug screen. Certifications/Licenses High school diploma or GED equivalent. A college degree in Engineering is preferred. Must be able to successfully pass a background check and drug screen. EPA 608 certification. HVAC certification. Fire, Life and Safety Certification. High Rise Life Safety Director Certificate (or be in the process of acquiring the certification). CPO - Pool and Spa daily testing (or be in the process of acquiring the certification). Weekly Fire Pump Certification - (or be willing to acquire such certification within 12 months). Must have reliable transportation to the property in the event of emergencies.
