Job Description

The short version Land surveying is one of the few fields where your work outlives you. The plats we record and monuments we set get relied on by landowners, title companies, attorneys, and the next surveyor to walk that tract — fifty to one hundred years from now. That responsibility is exactly what makes this craft compelling. We're an East Texas land surveying firm looking for a sharp Civil 3D tactician to act as a key collaborative partner on the office side of our projects. Working closely alongside the RPLS, you will transform raw field data into beautifully structured plats and exhibits, production-ready deliverables — focusing heavily on masterful line work, meticulous labeling, immaculate sheet layouts, and clean title blocks, while helping us maintain and refine our Civil 3D templates, styles, layers, blocks, and CAD standards. This role is built for a Civil 3D power user or an advanced mapping specialist who commands project ownership and genuinely thrives on technical variety. Your expertise won't be tucked away; it will be fully engaged across every phase of our pipeline—from unlocking intricate boundary puzzles to shaping complex municipal subdivision layouts. Operating with a high degree of autonomy, you will sync directly with field crews and the managing surveyor. This seamless, direct line of communication ensures your ideas carry weight, workflow decisions happen fast, and your technical fingerprints are proudly stamped on every final deliverable. What you'll actually do In this role, we'll count on you to: Lead Civil 3
D Production:
Transform field data into professional standard boundary surveys, land title surveys, ALTA/NSPS land title surveys, topographic surveys, easements and right-of-way surveys, form surveys, and subdivision plats built to meet the demanding requirements of a municipal and/or county review process. Own the
Deliverable:
Advance a project independently from raw field data to a finished, seal-ready state with minimal direction.
Execute Flawless Annotation:
Utilize annotative scaling to ensure absolute readability across various plotting scales.
Master Client & Agency Specs:
Target the precise delivery specifications of each individual contract—determining exactly what needs to be shown, at what level of detail, and in what exact format the client, title company, or reviewing agency requires.
Ensure Digital Alignment:
Maintain complete internal consistency across all project models, including coordinate systems, datums, scales, north orientations, survey limits, match lines, viewports, and sheet sets. Optimize the
CAD Environment:
Organize and refine our Civil 3D templates, custom object/label styles, layers, and dynamic blocks to maximize efficiency and consistency across all jobs. Cross the
Finish Line:
Build out clean title blocks, organize viewports/layout tabs, and plotting high-resolution PDFs.
Reconstruct Land Records:
Research and plot deeds, plats, and easements—accurately reconstructing record lines from historical calls to isolate discrepancies against field evidence
Guide Field Operations:
Prepare detailed point files and historical search data to give our field crews an exact roadmap of where to look for evidence recovery.
Data Import & Linework Management:
Advanced handling of Civil 3D Survey Databases—running field-to-finish workflows, building custom figure prefix templates, and managing linework codes so the software does the heavy lifting.
Streamline Data Post-Processing:
Manage field crew uploads, data transfers, and initial post-processing to ensure files are clean and ready for immediate RPLS analysis. Assist with field crew uploads, data transfers, and post-processing to get project files prepped and ready for RPLS analysis and drafting
Coordinate Cross-Discipline Logistics:
Act as the central office hub for field crews, surveyors, and outside architects, engineers, or title professionals—managing base maps, tracking redlines, and maintaining clear revision histories.
Enforce System Standards:
Monitor our production files, proactively adjusting templates or blocks when they are fighting the workflow instead of helping it. Layer discipline and template management Survey databases: import, edit, figure prefix databases, linework code sets Point groups, point styles, point label styles, description keys Surfaces and contours, and alignments Symbol and block creation, dynamic blocks, custom line types with embedded text Object and label styles that you can build and modify, not just pick from a dropdown Title block and sheet setup, viewports, annotative scaling, clean plotting to PDF Bringing a plat or exhibit to a finished, sealable state without someone cleaning up behind you Nice to have (tell us if you've got it) Trimble Business Center — a real advantage here GIS (ArcGIS Pro, QGIS) — parcel data, county appraisal layers, GLO abstract and survey lines Carlson Survey, MicroStation, or Leica Infinity Field time on a robotic total station or GNSS rover SIT / LSIT, or working toward it (we'll help) Scripting, LISP, or any habit of automating the boring parts Knowledge of coordinate geometry Understanding of architectural/engineering documentation and ability to read construction drawings Reading old East Texas deeds: varas, bare cardinal calls, passing calls Why work here instead of a big firm You will be an active partner in solving real spatial challenges. We treat land surveying as an analytical craft, not a repetitive data-entry task. Instead of processing simple, predictable layouts day after day, you will be deeply involved in resolving fascinating boundary anomalies, conflicting title evidence, and complex title discrepancies. You will see the entire scope of the project from research to resolution, working directly with the RPLS to analyze field evidence and establish definitive record lines. Your name is on the work. Flexible Hybrid Model:
After onboarding and training, this position transitions to a primarily remote schedule with the exception of one to two days per week in the office.

If licensure interests you, this is one of the better places in East Texas to chase it: you will be working directly under an RPLS on the exact mix of boundary, title, and topographic work the experience requirement is written around, and we will pay a portion the study materials and passing exams. If licensure does not interest you, the other direction is just as open — running the office side of projects, owning client coordination, and setting the standards everyone else drafts to. Requirements 2+ years producing survey drawings in AutoCAD or Civil 3D (strong candidates with less experience and obvious aptitude will still be considered) Technical degree or certificate in surveying, geomatics, or drafting — or an equivalent combination of education and hands-on industry experience. We care more about what you can produce than where you learned it. Advanced working command of Civil 3D, plus the file and document management habits that keep a project findable six months later Solid trigonometry and geometry; you can check your own math A working understanding of surveying concepts — how boundary, topographic, and title work actually get done — not just the commands Familiarity with industry standards and practice rules: the TBPELS General Rules of Procedures and Practices, ALTA/NSPS Land Title Survey standards, and county plat and recording requirements.
