Senior Accountant Reports To:
Executive Director Status:
Full-Time on Sanibel in the office
Location:
Sanibel, Florida Position Summary Community Housing & Resources, Inc. (CHR) is seeking an experienced Senior Accountant to provide hands-on financial management, accounting, grant reporting, budgeting, cash-flow management, and internal-control support for a growing nonprofit affordable housing organization. CHR is simultaneously developing two affordable housing properties while operating and maintaining eight existing properties , creating a need for an experienced accountant with knowledge of nonprofit accounting, construction and project accounting, cash-flow forecasting, debt service, grant accounting, fixed assets, depreciation, and property-level financial reporting. The Senior Accountant will work directly with the Executive Director and will be responsible for ensuring CHR's financial information is timely, accurate, properly documented, and useful for management and Board decision-making. The successful candidate must have a strong working knowledge of both cash-basis and accrual-basis accounting and understand Generally Accepted Accounting Principles (GAAP). CHR's existing internal-control policies require transactions to be maintained according to GAAP and establish procedures for financial reporting, reconciliations, accounts payable, payroll, restricted funds, and other accounting functions. The Senior Accountant will also have significant responsibility for CDBG-DR and other federal, state, county and local grant financial reporting and compliance , working closely with the Executive Director and Project Manager. Essential Duties and Responsibilities Financial Management & Accounting The Senior Accountant will: Maintain CHR's general ledger and accounting records. Ensure transactions are properly recorded and supported in accordance with GAAP and CHR policies. Maintain both accrual-basis and cash-basis accounting information as required and understand the appropriate use of each. Prepare monthly and year-end closing entries, accruals, adjustments and reconciliations. Prepare monthly financial statements. Reconcile all bank, investment, loan, grant and balance-sheet accounts. Review and monitor accounts payable and accounts receivable. Account for rental income, security deposits, donations, grants and restricted funds. Review payroll entries and reconcile payroll liabilities. Prepare and maintain fixed-asset and depreciation schedules. Properly account for construction in progress (CIP) and property improvements. Distinguish between operating expenses, capital expenditures and construction/development costs. Maintain complete supporting documentation and appropriate audit trails. Assist in maintaining segregation of duties and other internal financial controls. CHR's internal controls specifically require monthly bank reconciliations and reporting of abnormalities or noncompliance, as well as monthly balancing of accounts receivable. Budgeting, Cash Flow & Financial Reporting Working closely with the Executive Director, the Senior Accountant will: Assist in preparing CHR's annual operating and capital budgets . Prepare and maintain short- and long-term cash-flow projections . Prepare monthly budget-to-actual reports and identify significant variances. Maintain financial reporting for individual properties and development projects. Track operating versus capital expenditures. Assist with financial projections for existing and proposed affordable housing developments. Prepare financial information for the Executive Director, Treasurer, Finance Committee and Board of Directors. Monitor organizational liquidity, reserves, anticipated expenditures and funding requirements. Assist the Executive Director with long-term financial planning and financial modeling. Provide clear explanations of significant financial trends, variances and potential concerns. CHR's existing policies call for monthly reporting that includes a balance sheet, profit-and-loss budget performance, accounts payable and statement of cash flow. Real Estate Development & Construction Accounting Because CHR is developing two properties while maintaining eight existing properties, the Senior Accountant must be comfortable working where nonprofit accounting, affordable housing, property operations and real estate development intersect .
Responsibilities include:
Maintain separate accounting records for each development project. Track construction-in-progress costs . Review and code contractor, architect, engineer, consultant and project-management invoices. Reconcile project expenditures against approved development budgets. Track budgeted, committed and expended project costs. Maintain development sources-and-uses schedules. Assist with construction draws and reimbursement requests. Track retainage, contracts, change orders and other project financial commitments. Properly capitalize eligible development and construction costs. Maintain supporting documentation for project expenditures. Coordinate financial information with the Executive Director, Project Manager, lenders, grant administrators, auditors and other professionals. Debt Service & Financing The Senior Accountant will assist the Executive Director with accounting and reporting for CHR's financing obligations, including: Maintain schedules for mortgages, construction loans, lines of credit and other indebtedness. Track principal, interest and debt service . Maintain and reconcile amortization schedules. Reconcile lender statements to the general ledger. Monitor loan payments, maturity dates and financial reporting requirements. Incorporate debt-service obligations into budgets and cash-flow projections. Assist with financial information requested by banks, lenders and underwriters. Assist the Executive Director in evaluating the financial impact of refinancing, loan modifications and other financing alternatives. CDBG-DR & Grant Financial Management A significant responsibility of the Senior Accountant will be supporting the financial administration of CHR's CDBG-DR award and other governmental grants , working with the Executive Director and Project Manager .
The Senior Accountant will:
Maintain grant-specific accounting records and supporting documentation. Track grant budgets, expenditures, reimbursements and available balances. Ensure grant expenditures are properly coded, allocated, documented and supported. Prepare the financial portions of CDBG-DR reimbursement requests and reports . Reconcile CDBG-DR and other grant records to CHR's general ledger. Maintain organized documentation for monitoring, audits and grant reviews. Assist with tracking construction expenditures funded through CDBG-DR. Review grant financial requirements and coordinate implementation with the Executive Director and Project Manager. Track restricted funding separately from unrestricted organizational funds. Assist with procurement and capitalization documentation associated with grant-funded expenditures. Coordinate financial information with Lee County, auditors, consultants and grant administrators when directed by the Executive Director. CHR's existing controls require restricted grant and contribution revenues to be separately accounted for and require supporting invoices and grant documentation for related expenditures. Fixed Assets, Capitalization & Depreciation Internal Controls & CHR Policies The Senior Accountant will be expected to understand, follow and help maintain CHR's financial policies and internal controls . CHR's Internal Control Policies state that the purpose of its controls is to protect organizational assets, create reliable financial reporting, promote compliance with laws and regulations, and achieve effective and efficient operations . Audit & Year-End Responsibilities The Senior Accountant will: Assist with CHR's annual independent financial audit. Prepare schedules, reconciliations and supporting documentation requested by auditors. Assist with Single Audit requirements when applicable. Work with CHR's outside CPA/accounting firm. Assist with information required for preparation of Form 990 and other regulatory filings. Respond to accounting questions and audit requests. Assist the Executive Director with implementation of recommendations arising from audits or monitoring reviews. Maintain financial and grant records in accordance with CHR's record-retention requirements. CHR's internal-control policy provides for an annual financial-statement audit and recognizes that a Single Audit may also be necessary depending on grant activity. Required Qualifications Bachelor's degree in Accounting, Finance or related field required. Minimum 5 years of progressively responsible accounting experience . Prior nonprofit accounting experience strongly preferred . Strong knowledge of cash-basis and accrual-basis accounting . Working knowledge of GAAP. Demonstrated experience with general ledger accounting and financial statement preparation. Strong experience with budgeting and cash-flow forecasting . Experience with fixed assets, capitalization and depreciation . Knowledge of debt-service accounting and amortization schedules. Experience with restricted funds and grant accounting. Construction, development or real-estate accounting experience is strongly preferred. Federal grant, CDBG, CDBG-DR, HUD or other governmental grant experience preferred. Advanced Microsoft Excel skills. Experience with property-management/accounting software; Yardi experience preferred . Strong organizational and analytical skills. Ability to manage multiple properties, projects and funding sources simultaneously. CPA or MBA is preferred but not required. Key Characteristics The ideal Senior Accountant will be hands-on, detail-oriented and highly organized . CHR needs an accountant who can perform the accounting work rather than simply supervise it, while also understanding how individual transactions affect CHR's larger financial position. The individual must be comfortable moving between routine accounting responsibilities and more sophisticated issues involving cash flow, construction projects, grants, debt service, depreciation, restricted funds and long-term financial planning . Because of CHR's size, the Senior Accountant must also be willing to work collaboratively with the Executive Director, Project Manager, administrative staff, outside CPA, auditors, lenders, government agencies and Board Treasurer. Position Objective The goal of the Senior Accountant position is to provide CHR with a strong internal accounting resource capable of producing accurate financial information, maintaining appropriate controls, supporting CDBG-DR and other grant compliance, and giving the Executive Director and Board reliable information for financial decision-making. As CHR develops two new properties while maintaining its existing portfolio, the Senior Accountant will play an important role in ensuring that organizational operations, individual properties, construction projects, debt and grant funding are accurately accounted for and clearly reported.
Pay:
$75,000.00 - $92,000.00 per year
