Sower Investment Partners is looking for a motivated an Operations Intern - Commercial to join our team for a Summer Internship. As an Operations Intern - Commercial, you will support the day-to-day execution and organization of Sower's Commercial real estate activities. The role is designed for a high-performing student who desires meaningful responsibility, exposure to live transactions, and the opportunity to learn how investments move from diligence through closing and ongoing portfolio operations. You will work closely with the Commercial team while developing practical skills in transaction coordination, documentation, reporting, and project management. Sower was founded with the goal of bringing together alternative investments in a structured manner, harnessing the entrepreneurial spirit of skilled experts in a variety of investment verticals. The firm serves as sponsor or key investment partner to a family of investment funds, syndicated investments, and direct investments. WHY SOWER / WHY THIS INTERNSHIP

This internship offers hands-on exposure to the operational side of commercial real estate investing within a collaborative team. You will work alongside members of the Commercial team and gain visibility into active transactions, internal processes, and the coordination required to move investments forward. Strong performers are expected to become increasingly independent and take ownership of recurring responsibilities. Build practical commercial real estate investment experience across NNN retail, medical office, sale-leaseback, industrial, multifamily, and other opportunities evaluated by the team.

• Gain practical experience supporting live commercial real estate transactions and investment operations.
• Work with internal team members and external partners, including lenders, title companies, brokers, attorneys, and other service providers.
• Develop strong organizational and professional judgment by managing projects and critical items.
• High-performing interns may be considered for continued part-time employment during the academic year or for future opportunities with Sower.

KEY RESPONSIBILITIES

The expected mix of responsibilities will evolve over the course of the internship based on active transaction activity and the intern's demonstrated progression and readiness to take on additional responsibility.

• Support the coordination and organization of active Commercial real estate transactions and related projects.
• Help track transaction deadlines, open items, deliverables, and follow-up needs to keep projects moving forward.
• Assist with organizing and reviewing transaction documents, due diligence materials, closing records, and other investment information.
• Support communication and coordination with team members and external partners involved in transactions.
• Maintain accurate and organized property, transaction, and document information across internal systems and files.
• Assist with recurring Commercial reporting, meeting materials, correspondence, and other team deliverables.
• Support process improvement and special projects that help the Commercial team operate more efficiently and consistently.
• Handle confidential financial, transaction, and investment information with sound judgment, professionalism, and discretion.

EDUCATION, EXPERIENCE AND OTHER QUALIFICATIONS

• Currently enrolled in a bachelor's or master's degree program, preferably with a focus on finance, real estate, economics, statistics, accounting, or a related analytical field.
• 3.0 GPA or higher (transcript required) with strong academic performance.
• Must be available for the entire summer and able to work a minimum of 32 hours per week, and up to 40 hours per week as business needs arise.
• Basic understanding of financial statements and foundational accounting concepts.
• Strong analytical, problem-solving, organizational, and interpersonal skills.
• Ability to communicate financial and investment concepts clearly and concisely in writing and conversation.
• Relevant internship, work experience, and/or involvement with a professional organization is preferred.
• Strong Excel proficiency is required. Candidates who demonstrate strong analytical aptitude and the ability to learn quickly will also be considered.
• Experience with NetSuite and/or Juniper Square are a plus but not required.
• Ability to manage multiple responsibilities, exercise sound judgment, and maintain confidentiality when working with internal financial information and live investment opportunities.
• The role is particularly well suited for students interested in private equity, real estate, venture capital, corporate finance, and FP&A.
