TRAVELING AFFORDABLE HOUSING COMPLIANCE SPECIALIST
Independent Contractor | Project-Based | Nationwide Travel The TCC Firm is seeking experienced affordable housing professionals to join our network of Traveling Affordable Housing Compliance Specialists. This is a project-based independent contractor opportunity for compliance professionals who can provide hands-on support at affordable housing communities across the country. Assignments may range from several days to multiple weeks and may include weekday and weekend work based on client needs. This is not a traditional desk-only compliance role. We need experienced professionals who can step into an active property environment, assess what needs to be done, communicate clearly, and help move the work forward.
ABOUT THE TCC FIRM
The TCC Firm is a minority- and woman-owned affordable housing compliance consulting firm providing practical compliance and operational support to owners, management agents, and affordable housing communities nationwide. Our services include HUD and LIHTC compliance, resident file audits and corrections, certification processing, MOR and agency audit preparation, EIV oversight, compliance stabilization, training, and onsite staffing support. KEY RESPONSIBILITIES
Depending on the assignment, responsibilities may include: Reviewing applicant and resident files for compliance with applicable program requirements Processing or reviewing move-in, annual, interim, and initial certifications Completing 100% resident file audits Identifying missing, incomplete, inconsistent, or noncompliant documentation Preparing and maintaining detailed deficiency and correction trackers Obtaining outstanding verifications and supporting documentation Meeting with residents to resolve certification or documentation deficiencies Reviewing income, assets, student status, household composition, eligibility, rent, and utility allowance calculations Supporting HUD PBRA, Section 8, LIHTC, HOME, RAD/PBV, and other affordable housing programs Assisting with EIV requirements and discrepancy resolution Preparing properties for MORs, state agency reviews, investor audits, and other compliance monitoring Organizing resident files according to agency, investor, or client requirements Supporting lease-ups, recertification backlogs, compliance corrections, and property stabilization Entering or reviewing information in property management and compliance software Maintaining accurate documentation and providing regular assignment updates Escalating complex compliance matters promptly to TCC leadership Collaborating professionally with property staff, residents, clients, and other TCC team members Providing remote support or uploading files through TCC-designated systems when required
MINIMUM QUALIFICATIONS
At least three years of affordable housing compliance, property management, occupancy, leasing, certification processing, or related experience Working knowledge of LIHTC and/or HUD Project-Based Rental Assistance requirements Experience reviewing or processing tenant certifications and supporting documentation Strong understanding of income, asset, eligibility, rent, and household-composition requirements Ability to identify file deficiencies and communicate required corrections clearly Strong organization, documentation, and time-management skills Ability to work independently while following TCC procedures and assignment requirements Professional communication skills when working with clients, property teams, and residents Ability and willingness to travel for assignments, including out-of-state travel Ability to maintain strict confidentiality when handling resident, applicant, and client information Reliable access to a computer, internet service, and telephone when remote work is required
PREFERRED QUALIFICATIONS
Professional certification such as HCCP, SHCM, TCS, COS, CPO, or equivalent Experience with layered affordable housing programs Experience preparing properties for MORs, state agency reviews, investor audits, or other monitoring events Experience with Yardi, OneSite, RealPage, Fortress, TRACS, EIV, SharePoint, Microsoft Teams, or similar systems Experience supporting troubled properties, correction projects, lease-ups, or certification backlogs Experience communicating directly with residents to obtain missing documentation
TRAVEL AND ASSIGNMENT EXPECTATIONS
This opportunity requires frequent travel to client properties throughout the United States. Candidates should be prepared to accept assignments that may last several days or multiple weeks.
Assignments may require:
Air or ground travel Overnight hotel stays Work during standard property operating hours Occasional weekend availability Daily onsite attendance and status reporting Professional representation of The TCC Firm at client locations Approved airfare, lodging, ground transportation, parking, and applicable per diem will be addressed in the written Assignment Addendum for each engagement.
COMPENSATION
Compensation is established separately for each assignment and may be structured as a daily, weekly, hourly, per-file, or project-based rate. Before accepting an assignment, the contractor will receive a written Assignment Addendum identifying the scope, location, anticipated schedule, compensation, travel arrangements, per diem, reporting requirements, and other project-specific expectations. Assignments are offered based on client needs, contractor qualifications, availability, location, and project requirements. No minimum number of assignments, days, hours, or earnings is guaranteed.
INDEPENDENT CONTRACTOR STATUS
This is an independent contractor opportunity and not an employee position. Contractors are responsible for their own federal, state, and local taxes, insurance, professional licensing obligations, retirement contributions, and other responsibilities associated with independent contractor status. Employee benefits are not provided. Contractors may provide services to other organizations, provided those services do not conflict with an accepted TCC assignment or violate applicable confidentiality and non-solicitation requirements.
