Overview Earn your stripes and join Tigon Golf Carts The Commercial Real Estate Finance Analyst supports Tigon Golf Carts LLC with the financing and acquisition of new locations as the Company continues to expand. This position works closely with ownership, commercial real estate contacts, banks, lenders, internal leadership, and related outside professionals to evaluate financing opportunities and help move real estate transactions from initial analysis through closing. This is a hands-on, deadline-driven, non-exempt role for someone who understands commercial financing, can assess risk, can organize complex transaction information, and can keep financing and acquisition-related tasks movingthrough consistent follow-up, documentation, and escalation. The role directly impacts expansion execution, financing readiness, lender responsiveness, documentation accuracy, transaction timelines, and the Company's ability to acquire and open new locations efficiently. Duties Analyze commercial real estate financing opportunities and prepare internal summaries of financial feasibility for potential new Tigon Golf Carts locations. Assist with underwriting support, risk assessment, and financial analysis of potential properties, financing structures, and commercial real estate transactions. Review loan terms, interest rates, amortization schedules, down payments, collateral requirements, fees, prepayment terms, closing costs, and other financing conditions for internal comparison and leadership review. Evaluate financing options and identify potential concerns related to cash flow, project funding, lender conditions, collateral, timing, documentation, or closing requirements. Prepare clear summaries of financing opportunities, risks, assumptions, open issues, and recommended next steps for ownership and internal leadership. Coordinate with lenders or qualified outside professionals when formal appraisals, valuations, legal interpretations, zoning determinations, or licensed professional opinions are required. Loan Package Preparation and Lender Coordination Prepare, gather, organize, and maintain financial information, lender forms, due diligence materials, and loan packages for banks and commercial lenders. Work directly with loan officers, banks, credit unions, commercial lenders, and other financing partners as the Company's internal coordinator and borrower-side support contact. Track lender requests, underwriting conditions, approval requirements, open items, deadlines, and closing requirements to ensure timely completion. Follow up persistently and professionally with lenders and outside parties to keep financing transactions moving forward. Communicate financing status, missing items, risks, approvals, conditions, and pending lender needs to ownership and internal stakeholders. Ensure lender requests, internal documents, financial records, and transaction updates are handled accurately, timely, and in accordance with Company procedures. Transaction Documentation, Closing Support, and Recordkeeping Maintain accurate and organized records of loans, financing documents, lender correspondence, approvals, due diligence materials, closing checklists, deadlines, and transaction status. Support the transaction process from initial financing analysis through approval, closing, and post-closing documentation follow-up. Coordinate documentation needs among lenders, real estate contacts, zoning or municipal contacts, internal leadership, insurance providers, and other outside professionals as needed. Identify potential financing or documentation issues early and help develop practical solutions to avoid delays. Protect confidential financial, customer, employee, Company, lender, and transaction-related information at all times. Maintain complete documentation of analysis, communications, requests, responses, decisions, approvals, and escalations in Company systems or designated files. Loan Servicing, Renewals, and Ongoing Finance Support Assist with loan servicing needs, including payment tracking, maturities, renewals, insurance requirements, lender documentation, and ongoing compliance items. Monitor loan-related deadlines and help ensure required documentation, renewals, certificates, notices, or lender requests are handled timely. Maintain organized tracking systems for active loans, financing commitments, upcoming maturities, renewal needs, and open lender items. Support leadership with financing updates, lender comparison information, transaction history, and other finance-related reporting as assigned. Real Estate, Zoning, and Expansion Team Coordination Coordinate with the real estate and zoning team to help ensure financing timelines, property approvals, zoning milestones, and acquisition steps remain aligned. Partner with internal team members to track transaction dependencies, including property due diligence, zoning approvals, municipal requirements, financing approvals, insurance requirements, and closing readiness. Use email, spreadsheets, online banking or lender portals, document systems, shared drives, research tools, and internal tracking systems accurately and consistently. Assist with research, documentation, and status reporting for expansion-related projects across multiple jurisdictions, subject to Company direction and required professional review. Perform other duties as assigned based on business needs, expansion priorities, and Company operations. Authority, Licensing, and Professional Limitations Provide internal analysis, coordination, documentation support, follow-up, and reporting related to commercial real estate financing and acquisition projects. Other duties as needed Experience Experience in commercial real estate finance, commercial lending, underwriting, loan processing, banking, credit analysis, real estate finance, or a closely related finance role. Strong understanding of how loan officers, banks, commercial lenders, underwriting teams, and lending approval processes operate. Ability to analyze financial information, compare financing terms, identify risk, and communicate findings clearly. Working knowledge of loan terms, interest rates, APR, amortization, down payments, collateral, lender fees, closing requirements, and basic commercial financing concepts. Extremely organized with strong attention to detail and the ability to maintain accurate transaction records and deadlines. Persistent, professional, and comfortable making frequent phone calls, sending follow-up communications, and keeping outside parties accountable for responses. Ability to manage multiple financing transactions, lender requests, projects, and deadlines at the same time. Strong verbal and written communication skills, including the ability to work directly with ownership and outside professionals. Strong computer skills, including email, spreadsheets, online research, document management, shared drives, and general office software. Ability to work independently, take ownership of assigned projects, escalate issues appropriately, and push transactions through to completion. Ability to commute to and work in person at the Hatfield, PA location or another assigned Tigon Golf Carts location. Preferred Qualifications Prior experience as a Commercial Loan Analyst, Credit Analyst, Commercial Loan Processor, Loan Officer, Underwriter, Real Estate Finance Analyst, or commercial banking professional. Experience preparing or reviewing commercial loan packages, credit files, underwriting materials, lender conditions, closing documents, collateral documentation, or lender request lists. Experience supporting commercial real estate acquisitions, development projects, business expansion projects, zoning- related transactions, or multi-location growth initiatives. Experience with loan servicing, maturity tracking, renewals, insurance requirements, lender documentation, or post- closing compliance items. Advanced spreadsheet skills and experience building or maintaining financial tracking reports are preferred. In Office Role Monday Through Friday 9 am to 5 pm
