In this energetic position, you will be the key driver in evaluating, approving, and managing home equity loan and lines of credit applications while ensuring compliance with industry regulations. Your expertise in financial sales, customer service, and loan processing will empower you to build lasting relationships with clients and deliver exceptional service. This role offers an exciting opportunity to develop your skills in mortgage lending, underwriting, and banking regulations within a fast-paced, supportive environment. The Consumer Lending Specialist performs the following essential duties and responsibilities:
  • Respond to customer inquiries and explain the requirements for home equity loans and home equity lines of credit.
  • Accept and review applications and supporting documentation for completeness, accuracy, and compliance with applicable disclosure and regulatory requirements.
  • Analyze credit, income, repayment capacity, collateral, combined loan-to-value, title, flood, insurance, and property valuation information in accordance with the Bank's underwriting standards.
  • Identify documentation deficiencies, obtain additional information, communicate application status, and prepare underwriting analyses and recommendations.
  • Coordinate approved applications through closing, including verifying that approval conditions are satisfied, preparing and reviewing documents, scheduling closings, and obtaining required signatures.
  • Coordinate funding and booking, complete post-closing reviews, and maintain accurate documentation of credit decisions, exceptions, approvals, and customer communications.
  • Support post-closing document tracking, scanning, electronic file maintenance, and receipt of required recordable documents.
  • Perform quality-control reviews of residential mortgage loans purchased from brokers to verify compliance with the Bank's underwriting, documentation, and loan-purchase requirements.
  • Respond to servicing inquiries involving payments, payoff requests, document copies, and general account questions.
  • Process loan payoffs and complete related core system and file-closing activities.
Additional duties may include:
  • Assist with escrow and insurance administration, including tax and insurance disbursements, annual escrow analyses, insurance monitoring, and related system updates.
  • Onboard commercial, residential, home equity, purchased, and participation loans to the core system.
  • Process incoming loan payments and advance requests for lines of credit.
  • Prepare and send outgoing participation payments.
  • Perform loan file maintenance, including establishing or modifying automatic payments and updating loan records.
KNOWLEDGE, SKILLS & ABILITIES
  • Working knowledge of home equity loan and home equity line of credit products, application requirements, underwriting standards, closing documentation, and post-closing requirements.
  • Ability to analyze consumer credit reports, income, employment, assets, liabilities, debt obligations, repayment capacity, collateral value, and combined loan-to-value ratios.
  • Ability to interpret title reports, property valuations, flood determinations, homeowners insurance documentation, and other collateral-related information.
  • Working knowledge of applicable consumer lending and fair lending requirements, including required disclosures, adverse action requirements, privacy obligations, and flood insurance requirements.
  • Ability to identify documentation deficiencies, policy exceptions, credit weaknesses, and compliance concerns and escalate matters appropriately.
  • Strong interviewing, customer service, communication, and interpersonal skills, including the ability to explain lending requirements clearly and professionally.
  • High level of organization, accuracy, sound judgment, and attention to detail.
  • Ability to manage multiple applications and closing deadlines in a fast-paced environment.
  • Proficiency with loan origination and core banking systems and office software, including Word, Excel, Outlook, and Teams. Experience with Encompass a plus.
  • Ability to maintain confidentiality and safeguard customer financial information in accordance with Bank policy and applicable law.
  • Professional appearance and demeanor and commitment to the Bank's code of ethics and values.
  • Ability to collaborate effectively with associates and contribute to department and Bank objectives.
  • Ability to comply with all applicable policies, procedures, regulations, and required training.
EDUCATION & EXPERIENCE
Two years of college education is preferred, along with a minimum of three years of banking or lending experience. Experience accepting and processing consumer loan applications, analyzing credit, underwriting home equity loans or lines of credit, and preparing or reviewing loan closing documents is preferred. Relevant work experience, professional training, or certifications may be accepted as an alternative.
