Job Description

Position:
Residential and Construction Bridge Lending Specialist Salary Status:
Non-Exempt Reports to: Retail Lending Manager Position Summary The Residential Construction and Bridge Lending Specialist serves as a key member of the Retail Lending team and supports the origination, underwriting, administration, closing, and servicing of residential construction, bridge, lot, and other assigned loans. This position coordinates loan documentation, title work, flood determinations, appraisals, construction draws, inspections, lien waivers, and related closing activities. The Residential Construction and Bridge Lending Specialist works closely with Retail Banking, Commercial Banking, Compass Mortgage, title companies, contractors, customers, and other business partners to provide an efficient lending experience while ensuring compliance with Bank policies, documentation standards, and applicable regulatory requirements. Duties and Responsibilities Create and maintain construction, bridge, and lot loan transactions in Info Access, ensuring loan information is complete and accurate. Support the underwriting process by gathering, organizing, and reviewing required financial and supporting documentation. Order and review title work, flood determinations, appraisals, and other documentation required to support loan underwriting, approval, and closing activities. Prepare and distribute change-in-terms notices, mortgage modifications, and other required loan documentation accurately and within established timelines. Coordinate bridge loan proceeds and related documentation through closing, working with customers, lenders, title companies, and other parties to ensure closing requirements are satisfied. Manage construction draw requests, with or without the assistance of a construction escrow service, in accordance with approved loan terms and Bank procedures. Review construction draw documentation and confirm that applicable requirements have been satisfied before funds are disbursed. Prepare, collect, review, and maintain lien waivers and related construction documentation to support proper disbursement controls and protect the Bank's lien position. Order and review construction site inspections to confirm project progress and support the administration of construction draws. Monitor construction, bridge, and lot loans throughout the applicable loan process and assist with required follow-up through project completion or loan payoff. Prepare consumer loan documents accurately and in accordance with approved loan terms, Bank policies, and applicable regulatory requirements. Board Compass adjustable-rate mortgages, home equity lines of credit, consumer loans, commercial loans, and other assigned loan products accurately and within established timelines. Review loan information and supporting documentation for accuracy and completeness before loan boarding and funding. Assist with the ongoing administration and servicing of Retail Lending relationships, including responding to documentation needs, customer questions, loan maintenance requests, and internal inquiries. Maintain complete, accurate, and organized loan files in accordance with Bank recordkeeping requirements, internal controls, and regulatory standards. Coordinate with Retail Banking, Commercial Banking, Compass Mortgage, title companies, contractors, inspectors, customers, and other business partners to resolve questions and support timely loan processing. Communicate professionally with customers and internal and external business partners throughout the loan process. Identify missing, incomplete, or inconsistent loan documentation and communicate concerns to the appropriate lending or management personnel. Protect confidential customer and Bank information and exercise sound judgment when handling loan documentation and financial information. Demonstrate a commitment to accuracy, responsive service, collaboration, and continuous improvement. Assist with special projects, reporting requirements, and departmental initiatives as assigned. Perform other duties as assigned. Qualifications and Experience High school diploma or equivalent required. Minimum of three years of banking, lending, loan processing, or loan administration experience preferred. Experience with residential, construction, bridge, consumer, or commercial lending preferred. Knowledge of loan documentation, title work, appraisals, flood determinations, construction draws, lien waivers, inspections, and closing requirements preferred. Proficiency with Microsoft Office applications and applicable banking and lending systems. Ability and willingness to travel to other Banking Centers, customer properties, training events, or business meetings as needed. Ability to manage multiple loan transactions, priorities, and deadlines. Ability to understand and follow loan approvals, Bank procedures, internal controls, and regulatory requirements. Proficiency with applicable banking systems and Microsoft Office applications.
Pay:
$19.00 - $23.00 per hour Expected hours: 40.0 per week
