Position Summary We are seeking a hard-working, self-motivated, organized, and highly detail-oriented Mortgage Loan Closer/Funder to join our team. This position plays a critical role in moving loans from closing through funding. The Closer/Funder is responsible for maintaining an organized pipeline, reviewing files for completeness, preparing and reviewing closing documents, generating Closing Disclosures (CDs), balancing with title/escrow, coordinating closing documents, reviewing final executed documents, and accurately funding loans. The ideal candidate takes ownership of their pipeline and files, communicates proactively, works well under deadlines, and understands that accuracy and attention to detail are essential. Key Responsibilities & Essential Duties Closing, Disclosure & File Management Manage multiple loan files and competing deadlines while maintaining accuracy and attention to detail. Generate, prepare, and review Closing Disclosures (CDs) for accuracy and compliance with applicable requirements. Balance final loan figures with title/escrow and resolve discrepancies prior to closing. Coordinate closing requirements with Loan Officers, processors, title/escrow companies, settlement agents, borrowers, and other parties involved in the transaction. Review approved loan files to ensure all required documentation, conditions, and regulatory requirements have been satisfied prior to closing. Final Document Review & Funding Review executed/final closing documents carefully for completeness, accuracy, signatures, dates, and required documentation prior to funding. Verify that all funding conditions and requirements have been satisfied before authorizing the release of funds. Authorize and facilitate the funding of mortgage loans in accordance with company, investor, and regulatory requirements. Qualifications & Requirements High school diploma required; Associate's or Bachelor's degree in Business, Finance, or a related field preferred. Minimum of 2 years of mortgage closing, funding, processing, or related mortgage operations experience preferred. Strong knowledge of residential mortgage loan documentation, closing procedures, funding processes, and compliance requirements. Working knowledge of Encompass or a similar mortgage loan origination system. Familiarity with a variety of residential mortgage loan programs and investor requirements. Strong attention to detail with the ability to identify discrepancies, missing documentation, and potential issues. Ability to manage multiple loans, deadlines, and priorities in a fast-paced environment. Strong verbal and written communication skills. Strong problem-solving skills and the ability to take initiative. Ability to work independently while also functioning effectively as part of a team. Positive, professional, and customer-service-oriented attitude. Coachable and willing to learn new systems, processes, loan programs, and guidelines.
