Listing Manager — Pricing & Seller Experience (Licensed, Salaried) The Helgemo Team | Compass has served more than 4,200 families since 2004 and has been the #1 real estate team in our Southwest Florida market since 2020. We are looking for an experienced, licensed real estate professional to join our team. You will be responsible for helping ensure our listings are positioned correctly, our sellers understand what the market is telling us, and each property has a clear strategy for getting sold. This is not a traditional agent role . There is no prospecting, lead chasing, or personal book of business to build. The business is already here. This role is ideal for someone who loves real estate strategy, pricing, seller relationships, and negotiation but would prefer to focus on the work itself rather than constantly generating the next opportunity. What You Will Own Listing Strategy & Pricing Monitor showing activity, buyer feedback, competing inventory, pending sales, and market changes Prepare updated CMAs and pricing recommendations Identify listings that are not performing and develop a clear strategy for repositioning them Lead price-adjustment conversations using market evidence and a consultative, question-based approach Listing Quality & Offers Ensure listing files, disclosures, HOA/condo documents, MLS information, and property details are complete and accurate Maintain MLS compliance and our quality standards Review offers, identify important terms and risks, and assist with negotiation strategy Work closely with our transaction and listing support team from active listing through contract Who We Are Looking For This is not an entry-level position.

You should have:

An active Florida real estate license Meaningful experience working with residential sellers Strong knowledge of CMAs, pricing strategy, MLS requirements, contracts, and transaction timelines Confidence discussing price adjustments and other difficult topics with sellers Excellent phone and communication skills Strong organization and attention to detail Comfort with CRM systems, MLS platforms, and technology A high level of ownership, follow-through, and professionalism You should be someone who can look at a listing, understand what the market is telling us, determine what needs to happen next, and confidently guide the seller through that decision. Schedule Full-time, Monday through Friday, in our Punta Gorda office. Compensation & Benefits $60,000-$75,000 base salary , depending on experience.
