Full-Time; schedule may include weekends or non-traditional hours Job Description Summit Skilled Solutions is seeking an experienced Facilities Maintenance & Systems Specialist (FMSS) to support the operation, monitoring, and maintenance of a complex commercial or industrial facility. This is a hands-on technical and systems-focused position that combines facility maintenance, Building Management Systems (BMS), Computerized Maintenance Management Systems (CMMS), preventive maintenance scheduling, troubleshooting, and customer communication. The FMSS will work closely with the Maintenance Manager, Crew Lead, technicians, customers, vendors, and site leadership to ensure building systems and equipment are operating safely, efficiently, and within required performance standards. The ideal candidate has 3-5 years of facility maintenance experience in an industrial or manufacturing environment, along with experience with BMS/controls, CMMS, equipment troubleshooting, or building automation systems. Key ResponsibilitiesBuilding Management & Controls Monitor the Building Management System (BMS) for building and equipment alarms. Acknowledge, investigate, document, dispatch, and escalate alarms according to established procedures. Ensure BMS alarms are properly reconciled and resolved. Monitor facility systems to ensure optimal operating performance. Assist with fine-tuning building systems as new programs, sequences, and control strategies are implemented. Perform BMS equipment start-up, tuning, calibration, and commissioning. Troubleshoot controls and field circuits as needed. Maintain a working knowledge of critical building utilities and systems. CMMS & Work Order Management Monitor and manage the facility's CMMS (Planon). Respond to Priority 1 and Priority 2 (P1/P2) work orders according to escalation procedures. Coordinate timely troubleshooting, correction, documentation, and communication of critical work orders. Schedule preventive maintenance and reactive work for assigned maintenance crews. Perform facility audits and generate work orders within the CMMS. Track open and completed work orders and ensure accurate documentation. Maintain accurate records of equipment issues, repairs, downtime, and maintenance activities. Maintenance & Troubleshooting Support facility maintenance activities involving mechanical and electrical systems. Assist with troubleshooting and resolving equipment and facility issues. Use hand tools and small power tools safely and effectively. Read and interpret mechanical and electrical drawings. Utilize commissioning tools and field circuit debugging techniques. Support corrective actions and root cause analysis when equipment or facility issues occur. Help identify potential problems before they impact customer or production operations. Customer & Team Communication Communicate directly with customers and facility leadership regarding equipment issues, work requests, schedules, and service needs. Provide timely updates regarding critical equipment problems and expected resolution times. Coordinate with the Crew Lead, maintenance technicians, site management, and vendors. Escalate issues appropriately when additional resources or specialized support are required. Maintain a high level of customer service and professionalism. Complete detailed shift handoff documentation. Communicate all open and completed work, production downtime, critical equipment status, parts used, and other important information during shift turnover. Reporting & Documentation Maintain accurate records in Planon and other facility systems. Document BMS alarms, work orders, equipment issues, and corrective actions. Create reports and presentations using Planon, Spotfire, PowerPoint, and other software platforms as required. Manage email communications and maintain an organized electronic workflow. Provide information necessary for customer and internal reporting. Qualifications 3-5 years of facility maintenance experience in an industrial, manufacturing, commercial, or similar environment. High school diploma or equivalent required. Valid driver's license required. Experience with Building Management Systems (BMS), Building Automation Systems (BAS), or facility controls strongly preferred. Experience with CMMS systems preferred. Experience with BMS commissioning, software integration, system operation, calibration, or controls troubleshooting is highly desirable. Pneumatic controls experience is a plus. Technical certifications, maintenance certifications, or trade licenses are a plus. Strong mechanical and electrical troubleshooting skills. Ability to read and understand mechanical and electrical drawings. Ability to interpret written instructions, safety procedures, operating manuals, and technical documentation. Strong computer skills, including email, work order systems, and electronic documentation. Ability to use computers, smartphones, tablets, and other electronic devices. Ability to operate hand and small power tools. Forklift, scissor lift, and aerial lift experience is a plus. Must be able to respond effectively to unexpected equipment issues or downtime. Strong problem-solving and analytical skills required. Must be able to communicate effectively with customers, technicians, management, and vendors. Must maintain high standards for safety, quality, and customer service.
