Role :

Value Vault Storage is looking for a hands-on, reliable Maintenance Technician to keep our self-storage properties clean, secure, and looking great. This role travels between our different Florida properties to handle grounds maintenance, unit turnovers, and general upkeep. You'll work mostly independently, reporting to an Area Manager, with room to grow as we expand. Work will include mowing lawns, edging concrete and fence lines, helping to lock out and un-lock storage tenants, cleaning vacant units, assisting with auctions, and whatever miscellaneous work is needed to keep the properties looking good.

What You'll Do:

Mow, edge, weed whack, blow debris, pull weeds, and otherwise maintain grounds and curb appeal Remove trash from vacated units and sweep units out for turnover Lock and unlock units; cut locks as directed Green-tag units that are ready for the next tenant Apply store-bought/consumer-grade pest control products (ant killer, etc.) — no commercial or restricted-use pesticide application Inspect properties and report issues to the Area Manager (leaks, damage, tenant items left behind, safety hazards), including photo documentation Assist with unit auction prep, including relocating items Drive a company or personal vehicle between properties; pull and back up a trailer when needed Communicate daily via company software and Google Chat Perform other duties as assigned by the

Area Manager What We're Looking For:

Reliable, trustworthy, and hard-working Comfortable driving up to ~3 hours (one-way) as part of a weekly or biweekly route Able to safely operate a truck and trailer, including backing up Experience with a lawn mower and general landscaping equipment (weed wacker, hedger, leaf blower, etc.) Comfortable working outdoors in Florida heat and humidity for most of the shift Able to lift up to 50 lbs and perform physical tasks (bending, kneeling, climbing stairs) Basic comfort with a smartphone/tablet for logging tasks through company software

Requirements:

Valid driver's license with an acceptable driving record (MVR check required) Must pass a pre-employment background check (this role has access to customer units and property keys) Must pass pre-employment drug screening; subject to random testing per our drug-free workplace policy Eligible to work in the United States (I-9 verification)

What We Provide:

All required tools and equipment (mower, trimmer, blower, locks, cutters, PPE) Uniform A company vehicle may be provided depending on route/property assignment; if not, you'll use your own vehicle to travel between properties No mileage reimbursement is offered at this time if using a personal vehicle

Compensation & Benefits:

Pay:

$16-$18/hour, based on experience

Classification:

Full-time, non-exempt (overtime not permitted — schedule is managed to stay at/under 40 hrs/week)

Paid Time Off:

10 days per calendar year (after 90-day probationary period)

Sick Leave:

5 days per calendar year (after 90-day probationary period)

Paid Holidays:
