Job Locations US-GA-Sandy Springs Department Residential Maintenance Overview The Maintenance Technician I is responsible for maintaining the overall appearance, cleanliness, and safety of the property grounds and common areas while assisting with basic maintenance tasks throughout the community. This position serves as an entry point into residential property maintenance and provides hands-on experience in groundskeeping, preventative maintenance, and routine property repairs under the direction of the Maintenance Supervisor. The ideal candidate is dependable, motivated to learn, and committed to delivering exceptional service to residents. Responsibilities Groundskeeping & Property Appearance Maintain the overall appearance and cleanliness of the community grounds.

Pick up litter and debris throughout the property.

Water lawns, shrubs, flowers, and landscaped areas as needed.

Assist with maintaining irrigation and drainage systems.

Remove weeds, leaves, and other debris from landscaped areas.

Clean parking lots, sidewalks, alleyways, breezeways, and common areas.

Assist with seasonal property upkeep including storm cleanup and snow/ice removal where applicable.

Maintain and properly store groundskeeping equipment and supplies.

Report any unsafe conditions, damaged landscaping, or property concerns to management. Maintenance Support Assist with routine preventive maintenance projects throughout the property.

Perform basic maintenance tasks such as:

Replacing light bulbs and fixtures

Installing air filters

Minor painting and touch-up work

Basic carpentry repairs

Assisting with appliance installations and repairs

Basic plumbing repairs such as unclogging drains or replacing fixtures

Assist with apartment make-ready activities including cleaning, trash removal, and minor repairs.

Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.

Help maintain storage, maintenance, and workshop areas in a clean and organized manner.

Assist with inspections of common areas and vacant apartments.

Support maintenance staff with larger repair projects as needed.

Respond to service requests and maintenance emergencies under supervision.

Follow all company safety policies and applicable OSHA, EPA, Fair Housing, and property operating procedures. Team Support Maintain professional and courteous relationships with residents, vendors, and team members.

Participate in training programs to develop maintenance skills and obtain future certifications as appropriate.

Perform other duties as assigned by the Property Manager, Maintenance Supervisor, or other company leadership. Qualifications High school diploma or GED preferred.

Prior groundskeeping, landscaping, maintenance, construction, or related experience preferred but not required.

Ability and willingness to learn basic residential maintenance skills.

Strong work ethic with the ability to work independently and as part of a team.

Good communication and customer service skills.

Ability to prioritize tasks and work in a fast-paced environment.

Demonstrates initiative, dependability, and attention to detail.

Must maintain a professional appearance and demeanor. May be required to work extended periods of time without relief, when responding to priority/emergency situations.

Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device.

Lift and carry objects of up to 50 lbs. for distances of up to 30 feet.

Climb ladders and stairs.

Must have a valid driver's license.
