Job Summary We are seeking a dependable, skilled, and customer-focused Maintenance & Service Technician to join our residential construction team. This position is responsible for completing warranty, maintenance, and service work in newly constructed and existing homes while providing a high level of professionalism and customer service. The ideal candidate has hands-on residential construction experience and is comfortable troubleshooting and repairing a variety of issues involving drywall, doors, trim, flooring, paint, plumbing, electrical, cabinetry, siding, and other components of a home. This is a hands-on position that requires strong attention to detail, good communication skills, problem-solving ability, and the ability to work independently while maintaining company quality standards. Essential Duties & Responsibilities Respond to homeowner warranty and service requests in a timely and professional manner. Inspect homes to identify construction defects, maintenance issues, and warranty-related concerns. Diagnose the cause of problems and determine the appropriate repair or corrective action. Perform general residential repairs and maintenance, including: Drywall repair and texture matching Interior and exterior painting and touch-up Door, lock, hinge, and hardware adjustments Trim, baseboard, casing, and finish carpentry repairs Cabinet and countertop adjustments Flooring repairs and replacement Caulking and sealant work Minor plumbing repairs and fixture adjustments Minor electrical repairs, where qualified and permitted Siding, fascia, soffit, and exterior repairs Window and screen adjustments Deck, railing, and exterior finish repairs General punch-list and home maintenance items Weekly Mowing and Trimming Seasonal snow removal Coordinate with subcontractors when repairs require specialized trades. Follow up with subcontractors to ensure warranty items are completed properly and on schedule. Maintain accurate records of service calls, repairs, materials used, and work completed. Communicate clearly with homeowners regarding the nature of the issue, work being performed, and expected completion. Maintain a clean and professional work area before, during, and after each service visit. Protect homeowner property, flooring, furniture, and finished surfaces while performing repairs. Identify recurring construction or workmanship issues and communicate them to management. Assist construction staff with punch-list completion and final home preparation as needed. Maintain company tools, equipment, inventory, and service vehicle. Follow all company safety policies, OSHA requirements, manufacturer specifications, and applicable building codes. Represent the company professionally when interacting with homeowners, subcontractors, vendors, and employees. Qualifications Previous experience in residential construction, home maintenance, warranty service, remodeling, or a related skilled trade. Strong knowledge of residential building components and construction practices. Ability to troubleshoot problems and determine appropriate repair methods. Proficiency with common hand and power tools. Basic knowledge of multiple construction trades is strongly preferred. Ability to read and understand work orders, construction documents, and repair instructions. Strong attention to detail and commitment to quality workmanship. Excellent communication and customer-service skills. Ability to work independently with limited supervision. Ability to prioritize multiple service requests and meet deadlines. Valid driver's license and reliable transportation. Ability to pass company-required background and driving-record checks, where applicable. Preferred Experience Candidates with experience in one or more of the following are encouraged to apply: Residential homebuilding Warranty/service departments Finish carpentry General construction Remodeling Drywall and painting Plumbing Electrical HVAC Flooring Siding and exterior construction Property maintenance Punch-list completion Physical Requirements This position requires regular physical activity, including: Standing and walking for extended periods. Bending, kneeling, crouching, climbing, and reaching. Working from ladders and elevated surfaces. Lifting and carrying tools and materials. Ability to lift up to 50 pounds , with or without reasonable accommodation. Working indoors and outdoors in varying weather conditions. Performing repetitive hand and tool movements. Work Environment The Maintenance & Service Technician will work primarily in residential homes, construction sites, and occupied homes. The position may involve exposure to dust, noise, construction materials, varying temperatures, and other typical residential construction conditions. Because this position frequently involves working in occupied homes, professionalism, cleanliness, respect for homeowner property, and strong interpersonal skills are essential.
