This position plays an important role in providing excellent service and ensuring the property is well maintained. Responsibilities Respond promptly to resident maintenance requests and service calls. Diagnose and repair common apartment maintenance issues. Perform basic plumbing, electrical, carpentry, and painting repairs. Complete apartment turnover work between residents. Inspect vacant units and ensure they are clean, safe, and ready for occupancy. Perform routine preventive maintenance on property equipment and systems. Maintain building exteriors, common areas, grounds, and other property facilities. Assist with emergency maintenance situations when necessary. Maintain accurate records of completed maintenance work. Follow company safety procedures and applicable building and maintenance requirements. Keep maintenance areas, tools, and equipment organized and in good working condition. Provide professional and courteous service to residents and coworkers. Qualifications Previous experience in apartment, residential, commercial, or general maintenance preferred. Working knowledge of basic plumbing, electrical, painting, and general repairs. Ability to use common hand and power tools safely. Ability to troubleshoot maintenance problems and determine appropriate repairs. Reliable transportation. Valid driver's license. Ability to use a smartphone and basic technology for work-related communication and maintenance requests. Ability to lift, carry, push, and pull materials and equipment as needed. Ability to bend, stoop, kneel, climb, and work in various physical positions. Dependable, responsible, and able to work independently. Strong customer-service and communication skills. Preferred Qualifications HVAC experience or certification. Experience working in multifamily housing or apartment communities. Knowledge of property management or maintenance work-order systems. Previous experience with apartment turns and preventive maintenance. Work Requirements The Maintenance Technician may be required to respond to maintenance emergencies outside of normal business hours. Candidates must be willing to participate in an after-hours or emergency on-call rotation when required. Employment may be contingent upon successful completion of applicable background and pre-employment screening requirements. Hillsborough Apartments is an equal opportunity employer.
