$18.00 - $29.00 per hour Job description: Position Summary The Maintenance Technician provides day-to-day mechanical maintenance, unit turnover repairs, janitorial upkeep, and seasonal grounds care across two mixed-use properties in South Portland. Reporting directly to the Director of Maintenance & Facilities, this role ensures all residential and commercial spaces, common areas, and mechanical rooms remain safe, fully operational, and maintained to the highest standard.
Key Responsibilities & Duties Unit Turnovers & Lock Management:
Execute prompt turnarounds between tenants across residential and commercial spaces; patch, spackle, and repair drywall; perform professional interior painting; rekey locks, replace deadbolts, install hardware, and complete carpentry adjustments.
Mechanical Systems & Appliances:
Assist with troubleshooting and routine maintenance of HVAC, plumbing, and electrical fixtures; install, connect, and service residential and commercial appliances.
Grounds & Exterior Care:
Execute seasonal grounds maintenance, including trash/debris removal, walkway clearing, and exterior upkeep to maintain strong curb appeal.
Shop & Facility Safety:
Maintain organized, clean, and secure workshops, utility closets, and mechanical rooms in full compliance with safety standards.
Work Orders & Customer Service:
Complete daily work orders efficiently while maintaining professional, courteous communication with tenants, commercial occupants, staff, and outside vendors.
Emergency On-Call Coverage:
Participate in an after-hours on-call rotation to promptly handle maintenance emergencies (e.g., heating failures, active leaks, security issues).
Qualifications & Requirements Experience:
Minimum of 1 year of hands-on experience in building maintenance, property upkeep, or a related skilled trade.
Technical Aptitude:
Foundational working knowledge of plumbing, HVAC, and basic electrical systems; demonstrated skill in drywall patching, painting, and basic carpentry.
Licensing & Screening:
Valid Driver's License with a clean Motor Vehicle Record (MVR) check. Reliable personal vehicle to travel between local property sites. Ability to pass standard pre-employment background screenings.
Soft Skills:
Strong multitasking, problem-solving, and communication skills; ability to prioritize tasks independently and handle emergency situations calmly. Physical Demands & Environmental Requirements To successfully perform the essential duties of this role, the Maintenance Technician must regularly meet the following physical capabilities:
Lifting & Carrying:
Regularly lift, carry, push, and pull items weighing up to 50 lbs unassisted (e.g., toolboxes, paint buckets, hardware, materials). Occasionally move or transport heavy appliances, water heaters, and mechanical components weighing 50-100+ lbs using appropriate assistance, dollies, or hand trucks.
Mobility & Body Positioning:
Spend 70%-90% of the workday on your feet, walking across multi-acre properties, standing for extended periods, and climbing multiple flights of stairs daily. Frequent bending, stooping, kneeling, crouching, crawling into tight or confined spaces (e.g., under sinks, utility closets, crawl spaces, attics), and stretching/reaching overhead.
Climbing & Heights:
Safely climb, balance, and work from step stools, extension ladders (up to 20+ feet), scaffolding, and rooftops.
Dexterity & Motor Skills:
High manual dexterity, hand-eye coordination, and grip strength to operate power/hand tools, assemble small components, handle wiring, solder pipes, and adjust fittings.
Sensory & Visual Demands:
Vision:
Close vision, distance vision, depth perception, and color vision (essential for safely identifying color-coded electrical wiring).
Hearing:
Ability to detect abnormal equipment sounds (e.g., motor strain, water leaks, gas hissed sounds, alarms) and communicate clearly in active environments.
Work Environment & Weather Exposure:
Work is split between indoor residential/commercial units and outdoor grounds. Regular exposure to seasonal Maine weather conditions (snow, ice, freezing cold, rain, high heat, and humidity). Occasional exposure to dust, grease, paint/cleaning fumes, vibrations, and moderate-to-high noise levels from machinery and power equipment. Tools & Equipment Used Power and hand tools for carpentry, painting, plumbing, and minor electrical work; vacuums, mops, brooms, tape measures, ladders, scaffolding, and office/work-order management software. Supervisory Responsibility This position has no direct supervisory responsibilities.
