This role assists with daily repairs, preventive maintenance, apartment turns, painting, and environmental safety tasks that help ensure our building meets Missouri DHSS standards and provides a safe, comfortable home for our residents. Essential Duties and Responsibilities

• Completes daily maintenance work orders, including minor plumbing, electrical, carpentry, painting, appliance repair, and general building upkeep.
• Assists with apartment turns, including patching drywall, painting walls, replacing fixtures, repairing flooring transitions, reinstalling blinds, and preparing units for move‑in according to facility standards and timelines.
• Performs detailed painting work in apartments and common areas, ensuring proper surface preparation, safe use of ladders, correct paint application, and compliance with facility aesthetic standards.
• Supports carpet cleaning coordination, deep cleaning tasks, and readiness checks for vacated units.
• Maintains common areas, ensuring walls, flooring, doors, handrails, lighting, and furnishings remain in good repair and free of hazards.
• Responds promptly to resident maintenance requests, documenting completion according to facility policy.
• Assists with preventive maintenance schedules for HVAC, water heaters, fire alarm systems, sprinkler systems, emergency lighting, generator, kitchen equipment, and resident safety equipment (including emergency pull cords).
• Supports the Maintenance Manager during inspections by the fire marshal, building inspector, elevator inspector, and DHSS surveyors.
• Follows all OSHA safe‑work practices, including proper use of PPE, lock‑out/tag‑out procedures, ladder safety, chemical handling, and safe lifting techniques.
• Reviews Safety Data Sheets (SDS) before using chemicals and follows all hazard communication requirements.
• Assists with snow/ice removal, grounds upkeep, and seasonal outdoor maintenance.
• Reports observed hazards, unsafe conditions, malfunctioning equipment, or environmental concerns immediately to the Maintenance Manager.
• Helps maintain inventory of tools, supplies, filters, bulbs, paint, and repair materials.
• Supports emergency response efforts, including fire drills, disaster preparedness, and urgent facility needs.
• Assists with property damage documentation and supports insurance claim processes as directed.
• Provides on‑call support as assigned for after‑hours maintenance emergencies.
• Interacts with residents in a courteous, respectful, and professional manner, maintaining confidentiality and resident rights at all times. Regulatory and Safety Compliance Requirements

regulations, including environmental safety, water temperature monitoring, fire safety compliance, and maintenance of resident‑accessible areas.

• Adheres to OSHA standards for hazard communication, chemical safety, PPE, ladder use, electrical safety, and injury prevention.
• Follows Missouri Department of Labor expectations for safe working conditions, reporting hazards, and preventing workplace injuries.
• Maintains documentation required for DHSS survey readiness, including maintenance logs, fire safety checks, generator testing, and water temperature records. Qualifications Education and Experience
• High school diploma or GED required.
• One to two years of experience in building maintenance, facility repair, painting, or a related trade preferred.
• Experience in senior living, healthcare, or regulated environments strongly preferred. Certifications, Licenses, and Special Requirements
• Valid Missouri Driver's License.
• Ability to obtain and maintain required facility training (fire safety, emergency preparedness, infection control, abuse/neglect reporting, etc.).
• Must pass background checks required by Missouri DHSS. Knowledge, Skills, and Abilities
• Working knowledge of basic plumbing, electrical, carpentry, painting, and mechanical systems.
• Ability to safely use hand tools, power tools, ladders, and maintenance equipment.
• Ability to perform professional‑quality painting, including surface preparation, patching, sanding, priming, and finishing.
• Ability to prioritize multiple tasks and respond to urgent needs.
• Strong problem‑solving skills and attention to detail.
• Ability to communicate effectively with residents, staff, and vendors.
• Ability to follow written procedures, safety protocols, and regulatory requirements. Physical Demands and Working Conditions
• Frequent standing, walking, bending, kneeling, climbing, and lifting up to 50 pounds.
• Regular exposure to cleaning chemicals, tools, equipment, and environmental conditions.
• Occasional exposure to biological or infectious hazards in resident areas.
• Occasional evening, weekend, or on‑call work required to ensure coverage.
• Must be able to work in tight spaces, on ladders, and outdoors in varying weather conditions.

Pay:

$18.00 - $22.00 per hour
